New homes and floors in North Oxford
Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
Around North Oxford, as everywhere, new build mastic is only as good as the preparation behind it. For new homes near Oxford station, it’s worth checking the sealant early, while snags are still fresh.

How we handle new build mastic in North Oxford
Developers send us the plot schedule and we work through it. We seal bathrooms, kitchens, windows, doors and skirting so plots are ready to hand over. If you’re dealing with second-fix sealing on new plots and sealant applied over dusty or wet surfaces, we can put it right, whatever the surface.
If you’ve bought a new home in or near North Oxford, the first year or two is a good time to check the sealant. Common snags include open skirting joints, lifting shower seals and gaps around frames.
A 12-month guarantee comes as standard, so you’re not left on your own once the job is done.

How the visit works
Good joint work is mostly preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. In total, it normally takes a few hours for most snagging lists, longer for a run of plots. A visit to North Oxford is planned like any other: the time, the access and where to park are agreed in advance. Outdoor jobs depend on a dry day, since sealant needs a dry surface.
- We go through the snagging list or plot schedule and agree the joints to do.
- Failed or untidy sealant is cut out completely.
- We clean off dust from the build and prime the surfaces where the product needs it.
- A sealant chosen for each area goes in and is tooled smooth.
- Finally, each room is checked and you’re given the cure time.
How to prepare
- Tell us about access, such as stairs, a lift or high-level joints
- Keep children and pets away from the work area
- For business premises, tell us about site rules or sign-in

Bathrooms and en suites
New-build bathrooms and en suites are where sealant fails most often. The old sealant comes out and anti-fungal sanitary silicone goes in after cleaning and priming.
Show homes
Tired or marked sealant in a show home can be renewed. We cut it out and reseal neatly.
Questions from North Oxford
Is North Oxford within the area you cover?
Yes. North Oxford is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Is North Oxford in your area for new build mastic?
Yes. We work across London and the South East, and North Oxford is part of that. You can ring 0345 464 0079 or send us an email and tell us what needs doing, and we’ll give you a clear quote.
My new home is still under warranty. Should I contact you?
While the snagging or warranty period runs, the builder should be your first contact. If they’re slow or the fix doesn’t last, we can help.
Can I send you my snagging list?
Yes. Snagging lists are a common starting point for us. We’ll go through the sealant items and agree what we’ll do.
Should I wait before resealing?
If the seal has failed and water is getting in, do it now. Hairline cosmetic gaps can wait until the house has settled.
Will there be a smell?
That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.
Can you do several jobs on one visit?
Yes, we can. Several rooms, windows or areas can go on one quote.
Are you ARBOMaster approved?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
Looking after it afterwards
Joint life depends on how it’s used and looked after. We suggest:
- Keep pictures and emails about snagging items
- Get a leaking seal dealt with straight away
- Open a window or run the fan after bathing
- Wipe joints with warm soapy water
Leave the sealant for the cure time we give you before showering or bathing. Silicone is normally left for about a day before water reaches them.
A seal that splits early is often a sign of movement. Have it resealed, and the tray or bath checked, before it gets worse.

DIY sealant or a professional job?
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
Landlord and commercial work in North Oxford
Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.
Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we’ll give you a quote.
What happens if it’s left?
A tube of sealant from the DIY shop will not fix the cause: dust, no primer and old sealant left in the joint. Proper removal and preparation are what make it last. Around North Oxford, water from a failed joint in an older home can soak into timber and plaster, and that’s a much bigger job than renewing the sealant.
No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

What sealant work cannot fix
Sealant is not the answer to every problem, and we will tell you before any work starts. It will not solve:
- Leaks from pipes, valves or wastes, which need a plumber
- A tray or bath that is not properly supported, until it’s fixed
- Structural cracks in walls or ceilings
If you’re not sure, just phone 0345 464 0079 or send us an email and we’ll give you a straight answer before booking.
