New build mastic in Idbury
Dust is the enemy of new-build sealant. We clean every joint thoroughly and prime where the surface and product need it, so the sealant actually sticks. We are often asked to deal with untidy sealant flagged on a snagging list and new-build shower sealant that has already split, across bathrooms & en suites, plot handovers and skirting & floors.
Around Idbury, older homes often have timber floors that move through the year, which is why skirting and threshold joints need a flexible sealant, not filler.
Every job is covered by a 12-month guarantee.

How to look after the new joints
Simple care keeps the joints in good condition. Our advice:
- Follow the cure time we give you
- Check bath and shower seals every few months as the house settles
- Resist patching a failed seal with a tube from the DIY shop
- Get a leaking seal dealt with right away
Do not stand on the bath edge or the lip of the tray. If a bath or tray moves when you stand in it, get it looked at.
A seal that splits early is often a sign of movement. Getting it resealed properly, and any movement checked, stops it recurring.
What new build mastic looks like in Idbury
Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
In and around Idbury, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

Leave it or put it right?
A quick bead over the top of the old sealant can look fine at first, but it cannot bond to what’s underneath. A lasting seal starts with removing the old one completely. In a small place like Idbury, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.

What we are called out for in Idbury
The wrong product is sometimes used in the wrong place: decorators’ caulk in a wet area, or a stiff sealant where there’s movement. Both fail early.
Most people get in touch after spotting one of these:
- Second-fix sealing on new plots
- Cracked caulk along new skirting
- Sealant applied over dusty or wet surfaces
- Gaps behind new kitchen upstands
If you’ve bought a new home near Kingham station, the sealant around baths, showers and frames is worth checking in the first year or two.
What to look for in a quote
- What product goes in the joint
- Is the old sealant removed completely?
- What insurance they hold
- How the joint is cleaned and prepared
Landlord and commercial work in Idbury
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.
Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.
The process
A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, carry out the job and tidy away. It normally takes a few hours for most snagging lists, longer for a run of plots. Somewhere as small as Idbury, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- First, the list of joints is agreed from your snagging sheet or plot schedule.
- The failed sealant is removed completely down to clean surfaces.
- We clean out the dust and grit left from the build.
- Primer goes on where the surface and product need it, then the new sealant.
- Each bead is tooled and the cure times explained.
Preparing for the visit
- Tell us if parking is tricky
- Tell us about any water getting in
- Try not to wet indoor joints just before the visit
Getting a quote
For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we will explain what’s involved and give you a clear price.
Advice
DIY sealant or a professional job?
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
