About our new build mastic in Holwell
A new house keeps drying out and settling for its first couple of years. Timber shrinks, plaster dries and baths and trays bed down, so sealant that was laid quickly before handover often cracks. If you have sealant that never bonded to the surface and smeared, uneven beads picked up at snagging, we can put it right.
Work in a small place like Holwell just needs the journey and access planning, and once on site, the job is the same as anywhere.

Landlord and commercial work in Holwell
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.
We also work for property managers and facilities teams. We can quote a run of properties together.
New build mastic in Holwell: local notes
Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Holwell questions
Do you cover Holwell for new build mastic?
Yes. Our work covers London and the South East, and Holwell is part of that. Just phone 0345 464 0079 or drop us an email with a few details of the job, and we’ll send you a clear quote.
Will you come out to Holwell?
Yes, we do. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
What sealant do you use?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
Where do you work from?
Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
Can you work from my snagging list?
Yes. Send us the sealant items on the list, with photos if you can, and we will quote. We will tell you if anything on it isn’t a sealant job.
Should I go to my builder first?
Report it to the builder first while you’re covered. Once that is done, or if they will not put it right, we can reseal it properly.
I’m a tenant. Can you help?
We can work for tenants, landlords or agents. Get your landlord’s agreement first.
What should I tell you?
Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.
Aftercare tips
Looking after new joints is easy:
- Wait for the cure time before using a resealed shower
- Use the extractor fan every time you shower
- Wipe joints with warm soapy water
- Avoid running a DIY bead over the old one
Avoid standing on the rim of the bath or the edge of the tray in the first few weeks. Report any movement in a bath or tray.
Do not let the snagging period run out with sealant problems unreported. After that, putting it right may fall to you.
The process
The work is kept neat and contained to the joints we are treating, so you can carry on as normal. Expect the work to take a few hours in a single home, and we explain the cure time before we leave. For a village or hamlet like Holwell, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.
- Each joint is checked for movement before any work starts.
- We remove the failed sealant and clean the joints.
- We make sure the joints are dry and prime them if needed.
- New sealant goes in, with baths filled first so they’re at their heaviest.
- We check every joint and leave you with the cure times.
Getting ready for the visit
- Tell us about access, such as stairs, a lift or high-level joints
- Where the joints are inside, avoid wetting them before we arrive
- On commercial sites, let us know about site rules

Related advice
DIY versus a professional finish
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
Common problems we fix in Holwell
Sealant applied onto damp surfaces does not bond well. Site programmes do not always leave time for joints to dry before the sealant goes on.
Common reasons people contact us are:
- Worktop and upstand sealant coming away
- Plot mastic for developers ahead of handover
- Joints pulling apart as timber shrinks
- Beads laid onto grit and dust from the build
Around Holwell, as everywhere, new build mastic is only as good as the preparation behind it.
What your quote should include
- The length of the guarantee
- What product goes in the joint
- Who does the work, and how experienced they are
- Whether they seal over old material or remove it
Surface by surface
Plot handovers
Good preparation at handover saves snagging later. We clean out building dust before sealing and prime where the product needs it.
Kitchens
Worktop, upstand and sink joints in new kitchens often get a hurried bead. We take it out and reseal neatly, colour-matched where it shows.
