New Build Mastic in Hexton
New-build sealant joints in Hexton need attention? We remove the old material, prepare the joints and seal them properly, with a 12-month guarantee.
- Worktop and upstand sealant coming away
- Skirting joints opening in the first winter
- Cracked sealant around new window and door frames
Work for landlords, hotels and businesses
Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can be quoted together.
Housing providers, facilities teams and property managers book us too. We can quote a run of properties together, and we are fully insured for the work.
New build mastic in Hexton, done properly
In a new home, every joint should have a clean, even bead. When the finish is smeared, patchy or already cracking, it’s worth putting right early, before water reaches anything behind it. We work on windows & doors, show homes and bathrooms & en suites, and the jobs we see most are sealant that never bonded to the surface and gaps between new skirting and floors.
Older homes in small places like Hexton often have timber floors that move with the seasons, so skirting and threshold joints need a flexible sealant rather than a rigid filler.
Our work is backed for twelve months, in Hexton and everywhere else we cover.

How it works
Before we leave, we go over the finished joints with you. The work normally takes a few hours for most snagging lists, longer for a run of plots, depending on the size of the job. Somewhere like Hexton needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.
- We look at why each joint failed, including any movement.
- Old sealant is cut out and the joints cleaned.
- We make sure the joints are dry and prime them if needed.
- New sealant goes in, with baths filled first so they’re at their heaviest.
- We check every joint and leave you with the cure times.
Preparing for the visit
- Tell us about any previous sealing or DIY attempts
- Mention any sign-in or site rules at work premises
- Clear items away from the joints we are working on

Why deal with it now?
DIY kits don’t solve the main problems with new-build sealant: grit, unprimed surfaces and old layers underneath. Cutting out, cleaning and priming are what make the difference. Older cottages and farmhouses around Hexton can have timber floors and frames, where water from a failed joint can cause rot if it’s left.
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are not sure whether it needs doing, call 0345 464 0079 or send us an email for an honest opinion and a quote.

Honest limits
We’d rather tell you now than do work that will not last, so here’s what sealant cannot put right:
- Structural cracks in walls or ceilings
- Movement caused by a poorly fitted tray or bath
- Leaks from pipes, valves or wastes, which need a plumber
Not sure which it is? You can call 0345 464 0079 or drop us an email and we’ll tell you honestly.

Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
When to call us in Hexton
The wrong product is sometimes used in the wrong place: caulk where water collects, or a rigid product on a moving joint. Neither lasts long.
If you can see any of these, it’s time to have the joints looked at:
- Kitchen sealant that has pulled off the wall
- Shower seals failing in the first year or two
- Internal frame sealant that has split
- Sealant applied over dusty or wet surfaces
If you’ve bought a new home near Harlington station, the sealant around baths, showers and frames is worth checking in the first year or two.
Questions to ask before you book
- Who does the work, and how experienced they are
- What happens if they find a problem under the old sealant
- Whether all the old sealant comes out first
- Which colour the sealant will be
How we quote for new build mastic
The price is agreed before any work begins. It’s based on:
- Whether there’s mould to deal with
- The number of rooms or windows
- The number and length of the joints
- How much old sealant there is and how hard it is to remove
Doing several joints on one visit is normally more efficient than separate visits, so it’s worth mentioning everything you’d like done. We will send you a clear quote for the lot.
Asking for a quote
Before you ask for a quote, have a think about:
- Any previous sealing or DIY work
- The address or postcode of the job
- Whether it’s a home or a business
- Any access issues, like height or stairs
