New build mastic for homes and businesses in Hainault
In a new home, every joint should have a clean, even bead. Smeared, patchy or cracked sealant is worth sorting early, before water gets into the floor or walls. We’re often asked to deal with cracked sealant around new window and door frames and shower seals failing in the first year or two, across windows & doors, show homes and plot handovers.
In smaller places like Hainault, new homes tend to come as small developments or single plots. Each still needs its sealant and floor joints finished properly from day one.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

When something else is needed
We will not take on work that won’t last, so these are the limits:
- A tray or bath that is not properly supported, until it’s fixed
- Plumbing faults behind the sealant
- Disputes or warranty claims with your builder
If you’re not sure, just call 0345 464 0079 or send us an email and we will give you a straight answer before you book.

How we quote for new build mastic
Your quote is based on your job. We take into account:
- The product the joint needs
- When we can work, for business premises
- How much old sealant there is and how hard it is to remove
- The number of rooms or windows
Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we’ll go through it with you.
What to tell us for a quote
You do not need to know the technical terms. Just tell us:
- If it’s domestic, commercial or a hotel
- The address or postcode of the job
- How we’d reach the joints
- Whether it has been sealed before
For a quote, call 0345 464 0079 or email us with the location and a short description of the problem. We will give you a clear price before any work starts.
Leave it or put it right?
For developers, getting the sealant right first time saves return visits. Every return visit for a failed seal takes time. Around Hainault, water from a failed joint in an older home can soak into timber and plaster, which is far harder to put right than the sealant itself.
What you pay reflects the work, not a rough estimate. That is why we ask a few questions first and agree the price before starting.
Why us?
- Sanitary silicone with an anti-fungal additive in wet areas
- Colour picked to suit the job
- Approved under the ARBOMaster scheme
- 4.9 on Google from 180+ five-star reviews
DIY versus a professional finish
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so just mention it when you contact us.
Joints and finishes in Hainault homes
Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

How the visit works
All our tools and materials come with us in the van. After a quick look at the joints together, the area is protected and the work begins. It normally takes a few hours in a single home. In a smaller place like Hainault, parking is seldom the issue; lanes, gates and long drives are worth mentioning. If the job is outside, tell us about side access and how high the joints are.
- Each joint is checked for movement before any work starts.
- Old sealant is cut out and the joints cleaned.
- We make sure the joints are dry and prime them if needed.
- Baths are filled with water, then the new sealant is applied.
- We check every joint and leave you with the cure times.
Getting ready for the visit
- Let us know about earlier repairs to the joints
- Clear items away from the joints we are working on
- Try not to wet indoor joints just before the visit

Aftercare tips
Once the sealant has cured, a few habits help it last:
- Clean sealant with mild detergent, not abrasives
- Use the extractor fan every time you shower
- Do not wait for the house to settle if water is getting through
- Check bath and shower seals every few months as the house settles
Don’t stand on the bath edge or the lip of the tray. Report any movement in a bath or tray.
A failed seal in a new home lets water into joists, plasterboard and ceilings. Catching it early keeps the fix to the sealant and the new finishes intact.
Surface by surface
Plot handovers
Plot mastic is carried out to the developer’s schedule. Each joint is cleaned and primed where needed.
Windows and doors
The gap between a new frame and its plaster reveal often opens up. We cut out the cracked bead and reseal with a flexible sealant.
