Fobbing questions

Do you work for landlords with property near Basildon station?

Yes, landlords and agents are among the people we work for. Just ring 0345 464 0079 or drop us an email with the address and what needs doing, and we will give you a clear price.

Is Fobbing in your area for new build mastic?

Should I wait before resealing?

Where water is getting through, don’t wait. Small gaps that are just cosmetic can be resealed once movement has slowed.

Will you leave a mess?

No. We protect the surfaces around the joints, and we tidy up before we go.

Do you work for hotels and businesses?

Yes. Hotels, offices and other businesses use us.

What information do you need?

Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.

How much does new build mastic cost in Fobbing?

The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote.

Should I try DIY first?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.

About our new build mastic in Fobbing

Across Fobbing, we work for both new-home owners and the builders handing those homes over. One shower or a whole phase of plots, the method doesn’t change: remove, clean, prime where needed, then a neat new bead. Common call-outs are for joints pulling apart as timber shrinks and second-fix sealing on new plots, on plot handovers, skirting & floors and show homes.

For a small place like Fobbing, the journey and access are planned in advance, and once on site, the job is the same as anywhere.

Every job is covered by a 12-month guarantee.

Common problems we fix in Fobbing

The first winter with the heating on dries a new home quickly. Gaps open along skirting, frames and worktops and cracks appear in the sealant.

Keep an eye out for these signs:

  • Cracked sealant around new window and door frames
  • Gaps opening as the house dries out and settles
  • Worktop and upstand sealant coming away
  • Skirting joints opening in the first winter

In and around Fobbing, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

Questions to ask before booking

  • Which colour the sealant will be
  • How hidden problems are handled
  • How long to leave it before use
  • What product goes in the joint

Choosing a sealant specialist

Why deal with it now?

The builder is normally the first port of call while the snagging or warranty period runs. If it’s slow, or the same joint keeps failing, a proper reseal from a specialist is the next step. Older cottages and farmhouses around Fobbing can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

What you get with us

  • Colour agreed with you before work begins
  • Homes, businesses and hotels
  • We never seal over old sealant
  • 20+ years of sealant experience

Quotes for new build mastic in Fobbing

Your quote is based on your job. We take into account:

  • Which sealant suits the joint
  • How many areas need sealing
  • How much old sealant there is and how hard it is to remove
  • Whether the work is at height

What you pay reflects the work, not a rough estimate. That’s why we ask a few questions first and agree the price before starting.

What we need to know

Before you ask for a quote, have a think about:

  • Access, such as stairs, a lift or height
  • What’s wrong with the joints now
  • Where the property is
  • Whether it’s a home or a business

To get a quote, call 0345 464 0079 or send us an email and tell us where the job is and what the problem looks like. You will have a clear quote before work begins.

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

How the job changes by surface

Skirting and floors

Where the floor meets a bath panel or kitchen plinth, the joint keeps mop water out. We seal them with a sealant suited to wet areas.

Plot handovers

Good preparation at handover saves snagging later. We clean out building dust before sealing and prime where the product needs it.

Looking after it afterwards

So the new joints stay in good condition:

  • Avoid scourers and strong chemicals on sealant
  • Act quickly if a seal starts to leak
  • Resist patching a failed seal with a tube from the DIY shop
  • Wait for the cure time before using a resealed shower

Follow the cure time we give you before the area gets wet. Silicone is normally left for about a day to cure enough for use.

The sooner you deal with untidy or cracking sealant, the less there is to put right. Left alone, a small crack can become a leak.

Joints and finishes in Fobbing homes

Fobbing is close to the coast. New homes near the sea put their outside mastic to work from day one, so any gaps are best picked up early. Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

If you’ve bought a new home near Basildon station, the sealant around baths, showers and frames is worth checking in the first year or two.

What happens on the day

Once we’re on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take anything from a few hours to several days, depending on the number of plots. Somewhere as small as Fobbing, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. Each joint is checked for movement before we start.
  2. We remove the failed sealant and clean the joints.
  3. We make sure the joints are dry and prime them if needed.
  4. Baths are filled with water, then the new sealant is applied.
  5. The finished joints are checked and the cure times given.

Preparing for the visit

  • Try not to wet indoor joints just before the visit
  • Tell us about access, such as stairs, a lift or high-level joints
  • Keep pets and children clear of the area while we work
