New build mastic near Findon

Findon: your questions answered

Will you come out to Findon?

Yes. Findon is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

I let a flat near Portlethen station. Can you help?

Yes. We work for letting agents and landlords as well as householders. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Can you match the sealant colour to my new kitchen or bathroom?

That depends on what the joint meets: white or clear for most sanitary joints, colours for worktops, floors and frames. We will agree it with you first.

Can new sealant go on top of the old bead?

No. Fresh silicone does not stick to the old layer, so sealing over the top fails quickly. The old sealant always comes out first.

Are you ARBOMaster approved?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

What do you need from me for a quote?

Just the basics: where it is, what you’ve noticed and how we reach it. Then email us at info@mrmastic.co.uk.

Do you have insurance?

Yes. We are fully insured, with over 20 years’ experience in sealant work.

Is the work guaranteed?

Yes. Each job is guaranteed for twelve months.

New build mastic in Findon

New homes move as they dry out. Timber dries and shrinks, and baths and trays settle, so sealant that was laid quickly before handover often cracks. We work on show homes, skirting & floors and plot handovers, and common reasons people get in touch are leaking shower tray seals in a new home and internal frame sealant that has split.

New homes in smaller Scottish places are often single plots, self-builds or small developments. They need their sealant and floor joints finished just as carefully as on a big site.

Each job carries a 12-month guarantee, whatever its size.

What the job involves on each surface

Skirting and floors

Wet-area floor joints need a flexible seal. They get a flexible, water-resistant sealant.

Windows and doors

On new builds, external frame sealant can be patchy. We reseal it with a weatherproof, flexible sealant.

New homes and floors in Findon

Findon is close to the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so any gaps are best picked up early. Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.

For new homes near Portlethen station, it’s worth checking the sealant early, while snags are still fresh.

Landlord and commercial work in Findon

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Failed sealant is one of the commonest items on a check-out report. Several properties can go on one quote.

When something else is needed

New sealant can’t fix everything, and we’d rather say so up front. Sealant will not put right:

  • Cracked trays, tiles or worktops
  • Deciding who is responsible under a builder’s warranty
  • Leaking fittings rather than failed sealant

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before booking.

DIY sealant or a professional job?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

The process

Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes a few hours in a single home, depending on the size of the job. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. Each joint is checked for movement before any work starts.
  2. Old sealant is cut out and the joints cleaned.
  3. Joints are dried and primed where the product calls for it.
  4. New sealant goes in, with baths filled first so they’re at their heaviest.
  5. We check every joint and leave you with the cure times.

How to prepare

  • Mention any parking rules near the property
  • Let us know about stairs, lifts or work at height
  • For indoor joints, keep the area dry beforehand if you can

Advice

What we’re called out for in Findon

The wrong product is sometimes used in the wrong place: caulk where water collects, or a rigid product on a moving joint. Neither lasts long.

If you can see any of these, it’s time to have the joints looked at:

  • Skirting joints opening in the first winter
  • Cracked sealant around new window and door frames
  • Joints pulling apart as timber shrinks
  • Smeared, uneven beads picked up at snagging

In and around Findon, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

What to look for in a quote

  • Is VAT in the price?
  • How the surfaces are prepared before sealing
  • What happens if the job turns out different
  • Whether all the old sealant comes out first

How to look after the new joints

Aftercare is simple, and it makes a real difference:

  • Wait for the cure time before using a resealed shower
  • Act quickly if a seal starts to leak
  • Look at the sealant regularly in the first couple of years
  • Avoid scourers and strong chemicals on sealant

Keep pictures of the joints and any snagging correspondence with your builder. It’s useful if you need to raise other issues later.

Mould takes hold quickly in sealant that has gaps or lifted edges. Dealing with it before it goes black saves a harder job later.
