New build mastic in Crook of Devon, done properly
A new house keeps drying out and settling for its first couple of years. Timber dries and shrinks, and baths and trays settle, and sealant applied in a hurry at handover can split. We are often asked to deal with kitchen sealant that has pulled off the wall and internal frame sealant that has split, across kitchens, plot handovers and bathrooms & en suites.
Many newer homes in Scotland are timber-framed and settle as they dry out, so skirting and floor joints can open up. In older homes, timber floors move through the year too.
Each job carries a 12-month guarantee, large or small.

Questions from Crook of Devon
Do you cover smaller places like Crook of Devon?
Yes, we do. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Is there a guarantee on new build mastic in Crook of Devon?
Every job comes with our 12-month guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.
Is it messy?
Tidy work is part of the job. Nearby surfaces are protected, and we clear up when we are done.
Do I have to be there?
We need access to the joints, so we’ll agree that with you when we book. Indoors, that normally means someone at home.
Do you work for letting agents?
Yes. As well as homeowners, we work for landlords, agents, businesses and hotels in Crook of Devon.
Who should fix failed sealant in a new build?
Start with the builder if you are in the snagging or warranty period. Once that’s done, or if they won’t put it right, we will cut it out and reseal it.
Do you hold any approvals?
Yes. Mr Mastic is an ARBOMaster approved applicator, and we’re fully insured.
Where do you work from?
We’re based in Crawley, and we cover South East England, London and all of Scotland.
Can I do it myself?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
How to look after the new joints
Simple care keeps the joints in good condition. We recommend:
- Keep water off fresh sealant until it has cured
- Watch for new gaps as the house dries out
- Clean sealant with mild detergent, not abrasives
- Do not seal over failed sealant yourself
Clean the sealant with a mild detergent and a soft cloth. Avoid abrasive pads and strong solvents, which can damage the surface.
Report failed sealant to the builder while you’re in the snagging period. Once it ends, the repair may be down to you so report it promptly.
Surface by surface
Windows and doors
The gap between a new frame and its plaster reveal often opens up. We cut out the cracked bead and reseal with a flexible sealant in a matching colour.
Plot handovers
Good preparation at handover saves snagging later. Dust from the build is removed first and primer used where needed.
What affects the cost of new build mastic
Some jobs are bigger than they look, and some smaller. What affects the quote:
- Access and height
- Working hours on commercial sites
- Any mould that needs treating
- The number and length of the joints
A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.
What to tell us for a quote
Photos help, but a description is a good start. Please mention:
- If it’s domestic, commercial or a hotel
- Roughly how big the job is
- If someone has resealed it before
- Pictures of the joints, sent by email
To get a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We will give you a clear price before any work starts.
Honest limits
A few problems are outside what sealant work can do:
- Cracked trays, tiles or worktops
- Cracking that points to a structural problem
- Leaking fittings rather than failed sealant
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

Common problems we fix in Crook of Devon
Sealant applied onto damp surfaces doesn’t bond well. Site programmes don’t always leave time for joints to dry first.
Most people get in touch after spotting one of these:
- Leaking shower tray seals in a new home
- Skirting joints opening in the first winter
- Sealant that never bonded to the surface
- Kitchen sealant that has pulled off the wall
For jobs in and around Crook of Devon, choosing the right material for each joint is as important as a tidy finish.
Before booking anyone
- What product goes in the joint
- Whether all the old sealant comes out first
- Which colour the sealant will be
- How much experience the applicator has
How it works
A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, do the work and clear up. Most jobs take a few hours for most snagging lists, longer for a run of plots. Outdoor work around Crook of Devon depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- We start by going through the snagging items or plot schedule with you.
- The failed sealant is removed completely down to clean surfaces.
- Joints are vacuumed and cleaned of building dust.
- Primer goes on where the surface and product need it, then the new sealant.
- We tool every joint neatly and tell you when each area can be used.
Before we arrive
- Mention any parking rules near the property
- On commercial sites, let us know about site rules
- Let us know about earlier repairs to the joints
