New build mastic near Chandler's Cross

How it works

We keep the work tidy and contained to the joints we’re treating, so you can carry on as normal. Expect the work to take anything from a few hours to several days, depending on the number of plots, and we explain the cure time before we leave. Somewhere as small as Chandler's Cross, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We look at why each joint failed, including any movement.
  2. We remove the failed sealant and clean the joints.
  3. We make sure the joints are dry and prime them if needed.
  4. Baths are filled with water, then the new sealant is applied.
  5. The finished joints are checked and the cure times given.

Preparing for the visit

New build mastic in Chandler's Cross

Our new-build work comes in two parts: plot mastic for developers, and putting right failed sealant for people who’ve bought a new home. Both get the same care over preparation since hurried prep is behind a lot of new-build failures. Typical jobs include shower seals failing in the first year or two and messy sealant that spoils new finishes, on bathrooms & en suites, plot handovers and skirting & floors.

Work in a small place like Chandler's Cross just needs the journey and access planning, and once on site, the job is the same as anywhere.

Every job comes with a 12-month guarantee, wherever you are in Hertfordshire.

What happens if it’s left?

A quick bead over the top of the old sealant can look fine at first, but it won’t bond to the old layer. A lasting seal starts with removing the old one completely. Where a wall is exposed, as many are in small places like Chandler's Cross, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

FAQs for Chandler's Cross

Do you work for landlords with property near Kings Langley station?

Yes. We work for letting agents and landlords as well as householders. You can ring 0345 464 0079 or drop us an email with the details for a clear quote.

Will you come out to Chandler's Cross?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Will it make a mess?

We keep the work tidy. We protect what’s around the joints, and the area is left clean when we finish.

How long does the job take?

Most jobs take a few hours for most snagging lists, longer for a run of plots. We will confirm how long when we quote.

Can you do several jobs on one visit?

Of course. Doing several areas at once is generally more efficient, so mention them when you ask for a quote.

Do you remove the old sealant?

Yes. We cut out all the old sealant and clean the joint before resealing.

What do you need from me for a quote?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Can you match the sealant colour to my new kitchen or bathroom?

White and clear are the most common, but other colours are available. We match the colour to the finish.

What we can’t put right

To be straight with you, some problems need a different trade:

  • Disputes or warranty claims with your builder
  • Cracked trays, tiles or worktops
  • A tray or bath that is not properly supported, until it’s fixed

If you are not sure, just call 0345 464 0079 or send us an email and we’ll give you a straight answer before booking.

Joints and surfaces we work on

  • Skirting & floors
  • Show homes
  • Plot handovers
  • Kitchens
  • Windows & doors
  • Bathrooms & en suites

What the job involves on each surface

Kitchens

Sink joints are wet all the time. A kitchen sealant goes in there suited to the job.

Plot handovers

Send us the schedule and any sealant specification for a quote. Sealant work across the plot is covered as agreed.

Keeping the joints in good condition

How long the joints last depends on use and care. Here’s what we suggest:

  • Photograph failed sealant before it’s redone
  • Clean sealant with mild detergent, not abrasives
  • Don’t seal over failed sealant yourself
  • Wait for the cure time before using a resealed shower

Follow the cure time we give you before the area gets wet. Silicone is generally left for about a day to cure enough for use.

Leave a failed new-build seal and water can reach the floor and the ceiling below. Early resealing keeps the job small and the new finishes intact.

Can I do it myself?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.

For landlords and businesses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can go on one quote.

Hotels need rooms back in use, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

New homes and floors in Chandler's Cross

Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
