Need new build mastic in Boxted?

What we do, step by step

Most of a good job is in the preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. In total, it normally takes anything from a few hours to several days, depending on the number of plots. Somewhere as small as Boxted, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We start by going through the snagging items or plot schedule with you.
  2. Every bit of the old builder’s sealant is cut out.
  3. We clean out the dust and grit left from the build.
  4. We prime where needed and apply a sealant suited to each joint.
  5. We tool every joint neatly and tell you when each area can be used.

Before we arrive

  • Let us know about earlier repairs to the joints
  • On commercial sites, let us know about site rules
  • Clear items away from the joints we are working on

How we handle new build mastic in Boxted

Snagging sealant properly means taking the failed bead out completely. New silicone will not bond to old silicone, so the joint is cut out, cleaned, dried and resealed. We work on bathrooms & en suites, plot handovers and show homes, and common reasons people get in touch are sealant work across a run of new homes and cracks appearing as a new home settles.

Around Boxted, older homes often have timber floors that move through the year, which is why skirting and threshold joints need a flexible sealant, not filler.

Every job is covered by our 12-month guarantee, wherever you are in Essex.

For landlords and businesses

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

Surface by surface

Show homes

Show homes need sealant that looks right from day one. Every bead is neat and coloured to suit the room.

Windows and doors

Internal joints between frames and plaster often crack as a new house dries. We cut out the cracked bead and reseal with a flexible sealant that suits the frame.

What sealant work can’t fix

New sealant cannot fix everything, and we’d rather say so up front. Sealant will not put right:

  • Cracking that points to a structural problem
  • Movement caused by a poorly fitted tray or bath
  • Broken tiles or a split tray

Not sure which it is? You can ring 0345 464 0079 or email us and we will tell you honestly.

Surfaces we seal

  • Windows & doors
  • Plot handovers
  • Bathrooms & en suites
  • Show homes
  • Skirting & floors
  • Kitchens

Keeping the joints in good condition

So the new joints stay in good condition:

  • Put sealant faults on your snagging list early
  • Act quickly if a seal starts to leak
  • Open a window or run the fan after bathing
  • Wait for the cure time before using a resealed shower

Leave the sealant for the cure time we give you before showering or bathing. Silicone is generally left for about a day.

If a shower tray or bath seal splits in the first year, look for movement. Have it resealed, and the tray or bath checked, before it gets worse.

What affects the cost of new build mastic

We don’t publish a price list. What we look at:

  • How easy the joints are to reach
  • Whether old sealant or filler has to be cut out
  • Working hours on commercial sites
  • The number of rooms or windows

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.

Asking for a quote

What to tell us when you ask for a quote:

  • Where the job is, and your postcode
  • Whether it’s a home or a business
  • Any access issues, like height or stairs
  • A few photos by email, if you can

If you are in Boxted and need new build mastic, phone 0345 464 0079 or drop us an email. Tell us what the problem is and where, and we’ll agree the price before any work begins.

Do you need new build mastic in Boxted?

Sealant applied onto damp surfaces doesn’t bond well. On a busy site, joints are not always given time to dry first.

If you can see any of these, it’s time to have the joints looked at:

  • Internal frame sealant that has split
  • Messy sealant that spoils new finishes
  • Skirting joints opening in the first winter
  • Shower seals failing in the first year or two

In and around Boxted, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.
