How to look after the new joints

How long the joints last depends on use and care. Here’s what we suggest:

  • Keep an eye out for wet patches below a joint
  • Clean out the gutters once or twice a year
  • Have sagging gutters refixed early
  • Get leaks sealed before the wet months

Clear the gutters once or twice a year, so water drains away past the joints. Water left in a gutter tests every joint.

Split sealant on fascias and trims lets water in behind. Resealing early protects the boards and the wall below.

Gutter sealing in Kinghorn

We seal leaking gutter joints, end caps, fascia and soffit joints, along with roofline trims and garage door frames. It’s all about the joints, not replacing the gutter. Common call-outs are for water dripping where gutter sections meet and stop ends leaking at the end of a run, on roofline trims, soffit joints and gutter end caps.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.

We stand behind the work with a one-year guarantee, so you’re not left on your own once the job is done.

Common questions in Kinghorn

Do you work for landlords with property near Kinghorn station?

Yes, landlords and agents are among the people we work for. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.

Will you come out to Kinghorn?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Are you an approved applicator?

Yes. We are an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

What sealant do you use?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference.

Can you match the sealant colour?

Most of the time, yes. We’ll explain which colours are available.

When is the sealant fully cured?

Most sealants are touch-dry well before they’re fully cured. We will tell you how long to leave the joint.

Are you fully insured?

Yes. Full insurance covers our work, and we can confirm the details when we quote.

Is there any odour?

Possibly a little. It fades as the sealant cures.

When it is not the sealant

A few problems are outside what sealant work can do:

  • Gutters that have dropped or pulled away
  • Rotten or damaged fascia boards
  • Downpipes that are blocked or broken

If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

How it works

Before we leave, we go over the finished joints with you. The visit itself normally takes anything from an hour or two to a few hours, depending on the size of the job. Outdoor work around Kinghorn depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We find where the water is coming from and check the gutter is sound.
  2. The old sealant and dirt are cleaned out of the joint.
  3. We dry the joint so the new sealant can bond.
  4. We seal the joint with a sealant made for gutters.
  5. The gutter is checked and debris around the joints cleared.

Getting ready for the visit

  • Mention any sign-in or site rules at work premises
  • Keep pets and children clear of the area while we work
  • Tell us about any previous sealing or DIY attempts

What gutter sealing looks like in Kinghorn

Kinghorn is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on gutter, fascia and roofline joints, especially on the side facing the sea. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.

For an older house near a landmark such as St Leonard's Parish Church, an extension built onto an older house moves differently, and the joint between them takes the strain. For site and facilities teams at buildings such as Balwearie High School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

We choose a sealant colour that suits the soffit, where one is available.

A fresh seal around the frame stops rain getting in.

Signs you need gutter sealing in Kinghorn

Gutter joints rely on seals that age. Sun and cold make the gutter expand and contract, and old seals crack or slip.

Signs it’s time to call us include:

  • Rain getting in around a garage door
  • Dripping gutter ends
  • Fascia boards with gaps between them
  • Damp patches inside below a leaking gutter

Rented homes near Kinghorn station change hands often, and a dripping gutter joint or loose fascia trim is easy to miss until damp shows inside.

Before you book anyone

  • When the joint can take water or movement
  • How the joint is cleaned and prepared
  • What product goes in the joint
  • What insurance they hold

10 questions to ask before you book

Work for landlords, hotels and businesses

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.

What happens if it’s left?

You do not need new fascias just because the joints have opened. A neat seal closes the gaps as long as the boards are in good condition. Around Kinghorn, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we’ll explain what it covers.
