How the job changes by surface

Glass-to-glass joints

These joints are on show, so we take care to leave a neat bead.

Glass-to-frame joints

Where glass sits in a frame, silicone keeps water out. When it splits, water can get into the frame.

Glazing silicone in Woodilee Village

Our work covers conservatory joints, rooflights and glass panels plus shower screens and the bases of glass balustrades. The old sealant comes out, the joint is cleaned and new silicone goes in. We work on glass balustrade bases, conservatory frames and shower screens, and common reasons people get in touch are water running down inside the glass and rooflight joints letting water in.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we will put it right.

How to look after the new joints

Simple care keeps the joints in good condition. We recommend:

  • Keep harsh solvents off the silicone
  • Check the silicone on glass every year or so
  • Keep air moving in the conservatory
  • Check the gutters above the glazing for debris

Keep the new joints dry for as long as we advise. After that, clean glass with a mild cleaner.

Drips or damp near a glazing joint shouldn’t be ignored. It may be sealant, or something else and we’ll find out which.

DIY sealant or a professional job?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Honest limits

Some problems need a builder, plumber or other trade rather than us:

  • Condensation trapped between two panes
  • Failed flashing around a conservatory
  • Rotten or badly damaged frames

If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

Windows and doors in Woodilee Village

Woodilee Village is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for glazing joints and frame seals to keep out. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

For site and facilities teams at buildings such as Kirkintilloch High School, the mastic around its windows and doors needs looking after like any other building’s.

Woodilee Village is about 1 mile south-east of Kirkintilloch, in East Dunbartonshire. Woodilee Village questions

I let a flat near Lenzie station. Can you help?

Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before any work starts.

Is Woodilee Village in your area for glazing silicone?

Yes, Woodilee Village is within the area we cover. We work across all of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.

Does someone need to be in?

That depends on where the joints are. Inside work needs someone to give us access, and for outside work we’ll agree access with you when we book.

Do you have insurance?

Yes. We are fully insured for every job we do.

Is there any odour?

Sometimes, a little. It fades as the sealant cures.

What information do you need?

Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply send an email to info@mrmastic.co.uk.

Do you seal glass balustrade bases?

Yes. We cut out the failed sealant and reseal the base joint with a suitable product.

How long before the joint can be used?

Cure times vary by product and the temperature. Before we leave, we will tell you the cure time.

Common problems we fix in Woodilee Village

Using a sealant not made for glass causes many failures. Not every silicone sticks properly to glass, and acetoxy types can attack some frame materials.

The problems people usually mention when they call include:

  • Failed joints on frameless glass
  • Mouldy sealant around glass panels
  • Sealant that was laid over old silicone and failed
  • Water tracking down the inner face of the glass

For landlords with property near Lenzie station, glazing joints are worth checking at the end of a tenancy, before a small leak grows.

What to look for in a quote

  • When the joint can take water or movement
  • Whether they seal over old material or remove it
  • Which colour the sealant will be
  • Is VAT in the price?

Work for landlords, hotels and businesses

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

For anyone letting property in or around Woodilee Village, several properties can go on one quote. Send us the addresses and the work at each.

What happens on the day

We work through the job in order: protect, prepare, seal, tidy. Typically it takes a few hours, depending on how many joints need doing. Outside jobs in Woodilee Village need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. We trace the leak and confirm it’s a sealant joint.
  2. We remove the old sealant carefully.
  3. We clean the glass and frame so the new silicone bonds.
  4. A neutral-cure glazing silicone is applied and tooled.
  5. We check the finished joints and test with water where it’s safe.

How to prepare

  • Try not to wet indoor joints just before the visit
  • Clear the area around the work
  • Let us know about parking restrictions
