Glazing silicone in Tidmarsh

Tidmarsh: your questions answered

Do you work for landlords with property near Pangbourne station?

Yes, rental work is part of what we do. You can phone 0345 464 0079 or email us with the address and a few details, and we will give you a fixed price before work begins.

Do you cover smaller places like Tidmarsh?

Yes, we do. We work across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Is it enough to run a bead over the old sealant?

Topping up is a common cause of leaks. A proper job means cutting out, cleaning and resealing.

What should I tell you?

A short description and the location. If we need more, we will ask.

Can a conservatory leak be sealed?

Often, if the leak is at a sealant joint. We trace the leak first before any sealing.

Do you replace glass?

That’s not something we do. A misted unit has failed inside, and a glazier needs to replace it.

Can you do several jobs on one visit?

Yes, we can. Several rooms, windows or areas can go on one quote.

Which silicone is used for glass joints?

We pick a glazing silicone to suit the materials. Neutral-cure products suit most glass and frames.

About our glazing silicone in Tidmarsh

Across Tidmarsh, we reseal glazing joints in homes, offices and hotels. From conservatories to shower screens, it’s the same careful method. We work on glass balustrade bases, glass-to-glass joints and rooflights, and the jobs we see most are water getting into a conservatory at the joints and shower screens leaking along the wall or tray.

Outdoor sealant needs dry, clean surfaces, so work on frames around Tidmarsh is planned for dry weather. Tell us about access to every side of the house, including upper-floor windows.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we will put it right.

What affects the cost of glazing silicone

Every job gets its own quote. This is what makes a difference:

  • Whether the work is at height
  • How many areas need sealing
  • The size of the job
  • The type of sealant required

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.

Helping us quote

There’s no need for technical detail. It helps if you can tell us:

  • The address or postcode of the job
  • Whether it’s a home or a business
  • Pictures of the joints, sent by email
  • Whether it has been sealed before

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is.

Different surfaces, different methods

Glass balustrade bases

Glass balustrades sit in a channel that’s often finished with sealant. When it fails, water can sit in the channel.

Conservatory frames

Frame joints face sun and rain all year. Renewed sealant keeps water out.

Tidmarsh homes and the weather

Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. Historic houses like Mapledurham House (about 2.5 miles north-east) are a reminder that the area around Tidmarsh has older buildings as well as new. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.

Rented homes near Pangbourne station change hands often, and glazing joints are worth checking at the end of a tenancy, before a small leak grows. Schools such as Pangbourne Primary School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.

Common problems we fix in Tidmarsh

Shower screen silicone gets wet every day. Mould grows into the bead and the joint starts to lift.

The most common problems we see are:

  • A quick top-up bead that didn’t last
  • Glazing silicone that has cracked or come away
  • Failed sealant around rooflight glass
  • Water escaping where a screen meets the wall

For an older house near a landmark such as Church of St Laurence, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

10 questions to ask before you book

Can I do it myself?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

Landlord and commercial work in Tidmarsh

Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

Hotels need rooms back in use, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.

The process

Most of a good job is in the preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. In total, it generally takes a few hours, depending on how many joints need doing. Somewhere as small as Tidmarsh, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First, we trace the leak and check it’s coming through a sealant joint.
  2. The old sealant is removed from the glass and frame without scratching them.
  3. We clean the joint with a solvent that suits the glass and frame.
  4. New glazing silicone goes in and is tooled to a neat finish.
  5. The finished joints are checked and, where it’s safe, tested with water.

Getting ready for the visit

  • Clear items away from the joints we are working on
  • For indoor joints, keep the area dry beforehand if you can
  • Mention any sign-in or site rules at work premises

Advice

How to look after the new joints

To keep the joints looking good and working properly:

  • Keep harsh solvents off the silicone
  • Ventilate the conservatory to cut condensation
  • Do not use a blade near the sealant
  • Look over the glazing joints once a year

Gentle products are best near the sealant. Harsh solvents may damage the bead.

Drips or damp near a glazing joint shouldn’t be ignored. It may be sealant, or something else, and we will tell you which.
