Glazing silicone for Shawbost homes and businesses

How we handle glazing silicone in Shawbost

Glass, frames and walls all move at different rates, so the sealant between them does a lot of work. Once it splits or comes away, water finds a way through. We replace it with a glazing silicone that suits the glass and frame. We work on conservatory frames, glass balustrade bases and glass-to-frame joints, and the jobs we see most are silicone pulling away from the glass and mouldy sealant around glass panels.

Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

Big or small, you get the same 12-month guarantee.

Do you need glazing silicone in Shawbost?

Silicone will not bond to a dirty surface. Where the joint wasn’t cleaned and degreased the sealant may lift within a few years.

Keep an eye out for these signs:

  • Black or yellowed silicone on glass joints
  • A quick top-up bead that didn’t last
  • Leaking glazing joints on a rooflight
  • Silicone pulling away from the glass

In and around Shawbost, as anywhere, good glazing silicone starts with a clean, dry, properly prepared joint.

Glazing silicone in Shawbost: local notes

Shawbost is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on glazing joints and frame seals, which can dry out and crack sooner where a building faces the weather. Shawbost is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for glazing joints and frame seals to keep out.

Whether the job is in Shawbost itself or nearby, the right material for each joint matters as much as a neat finish.

What the job involves on each surface

Shower screens

Most shower screen leaks come from the wall or tray joint. Both are resealed with anti-fungal silicone.

Conservatory frames

Conservatory frame joints are a common source of leaks. We remove the failed sealant and renew it.

Should I try it myself first?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

If you’ve already had a go yourself, that’s fine. We cut it out and start again.

How the visit works

At the end, we look at the finished work together and explain the cure time. The work normally takes anything from an hour or two to most of a day, depending on the size of the job, depending on the size of the job. For a place like Shawbost, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We find where water is getting in and check whether it’s a sealant joint.
  2. Old silicone is cut away from the glass and frame without scratching either.
  3. The glass and frame are cleaned and degreased.
  4. Glazing silicone suited to the joint is applied and tooled.
  5. The finished joints are checked and, where it’s safe, tested with water.

When it isn’t the sealant

We won’t take on work that will not last, so here’s what sealant can’t put right:

  • Water coming through the roof rather than a sealant joint
  • A sagging or failing conservatory roof
  • Frames that have decayed or split

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before booking.

What we seal

  • Glass-to-glass joints
  • Glass balustrade bases
  • Rooflights
  • Shower screens
  • Glass-to-frame joints
  • Conservatory frames

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Clean glass with a mild cleaner and a soft cloth
  • Wipe the screen down after showering
  • Act on drips or damp patches early
  • Clear the conservatory gutters regularly

Do not use blades or scrapers near the bead when cleaning the glass. Stick to a soft cloth.

Shower screen leaks can go unnoticed. Water can soak into the floor or reach the room below before you spot it.

What happens if it’s left?

You don’t need new glazing because the sealant has gone. If the glass and frame are sound, new silicone is often all it takes. Around Shawbost, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Ask us for a quote and we’ll explain what it covers.
