Glazing silicone near Rook End

Glazing silicone in Rook End, done properly

Glass, frames and walls all move at different rates, so the sealant between them does a lot of work. When it cracks or lets go, water gets in. We replace it with a glazing silicone that suits the glass and frame. If you are dealing with black or yellowed silicone on glass joints and glass-to-glass joints that have split, we can put it right, on glass-to-glass joints, conservatory frames and glass-to-frame joints alike.

Outdoor sealant needs dry, clean surfaces, so work on frames around Rook End is planned for dry weather. Tell us about access to every side of the house, including upper-floor windows.

You are covered for a year from the day we finish. If there’s a problem with it, please call 0345 464 0079 or send us an email.

DIY versus a professional finish

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

What we do, step by step

All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, the area is protected and the work begins. Most jobs take anything from an hour or two to most of a day, depending on the size of the job. For a village or hamlet like Rook End, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We start by finding the leak and making sure sealant is the cause.
  2. The old sealant is removed from the glass and frame without scratching them.
  3. Surfaces are cleaned with a solvent suited to glass and the frame.
  4. We apply a neutral-cure glazing silicone and tool it smooth.
  5. We look over every joint and, where we can, test it with water.

Preparing for the visit

  • Mention any parking rules near the property
  • Where the joints are inside, avoid wetting them before we arrive
  • Keep children and pets away from the work area

What glazing silicone looks like in Rook End

Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. With historic houses such as Horham Hall (about 2.9 miles south-east) nearby, there’s older building stock in the area around Rook End as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.

In the older streets around Church of St Mary and All Saints, frames set in older brick or stone need a sealant that suits the wall as well as the frame. Rented homes near Newport (Essex) station change hands often, and glazing joints are worth checking at the end of a tenancy, before a small leak grows. If you look after a building such as Joyce Frankland Academy, the mastic around its windows and doors needs looking after like any other building’s.

Rook End is about 4 miles south of Saffron Walden, in Essex. How we quote for glazing silicone

We quote each job individually. This is what makes a difference:

  • Access and height
  • The old material and how stubborn it is
  • Whether there’s mould to deal with
  • How many areas need sealing

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re unsure, ring 0345 464 0079 or drop us an email for an honest opinion and a quote.

Helping us quote

To make quoting easier, let us know:

  • Pictures of the joints, sent by email
  • The type of property
  • What the problem is, such as mould, gaps, leaks or cracking
  • Whether it has been sealed before

To get a quote, phone 0345 464 0079 or drop us an email and tell us where the job is and what the problem looks like. You’ll have a clear quote before we start.

Questions from Rook End

Will you come out to Rook End?

Yes. Rook End is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Can you help a landlord with a rental near Newport (Essex) station?

Yes, landlords and agents are among the people we work for. Just ring 0345 464 0079 or drop us an email with the address and what needs doing, and we will give you a clear quote.

Do you take out the old sealant first?

Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Will there be a smell?

That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Which silicone is used for glass joints?

A glazing silicone chosen for the joint. Neutral-cure products suit most glass and frames.

Where are you based?

We are a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.

How long should I leave it?

Cure times vary by product and the temperature. Before we leave, we’ll tell you the cure time.

What should I tell you?

Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply ring 0345 464 0079 or send us an email.

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Keep harsh solvents off the silicone
  • Open vents or windows to let moisture out
  • Do not leave a drip for the next storm
  • Run a squeegee over the glass when you are done

On shower screens, wipe or squeegee after use and let the room air. That slows mould growth on the bead.

Cracked glazing silicone means the joint has failed. Renewing it early keeps it simple, compared with repairing damaged frames or plaster.

What happens if it’s left?

You do not need new glazing because the sealant has gone. If the glass and frame are sound, new silicone is often all it takes, and we’ll tell you if that is not the case. Around Rook End, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we’ll explain what it covers.
