Keeping the joints in good condition

A little care helps the new joints last. We recommend:

  • Get a new leak looked at quickly
  • Check the silicone on glass every year or so
  • Run a squeegee over the glass when you’re done
  • Keep harsh solvents off the silicone

Follow the cure time we give you before the joints get wet. From then on, a mild glass cleaner is all it needs.

Don’t leave lifting or mouldy silicone on glazing. Once it starts to peel, water gets behind it and the problem grows.

How the visit works

We keep the work tidy and contained to the area we are working on, so you can carry on as normal. Expect the work to take anything from an hour or two to most of a day, depending on the size of the job, and we explain the cure time before we leave. In a small place like Rableyheath, access is normally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First, we trace the leak and check it’s coming through a sealant joint.
  2. Old silicone is cut away from the glass and frame without scratching either.
  3. The glass and frame are cleaned and degreased.
  4. New glazing silicone goes in and is tooled to a neat finish.
  5. We check the joints and, where safe, run water over them.

Before we arrive

  • Let us know if you’ve seen damp or leaks
  • Move anything stored near the joints
  • Mention any tricky access

Frames and glazing around Rableyheath

Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. With historic houses such as Knebworth House (about 1.4 miles north-west) nearby, there’s older building stock in the area around Rableyheath as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.

For an older house near a landmark such as Church of St Michael and All Angels, the joint between an old wall and a newer frame is normally the first place rain gets in. For site and facilities teams at buildings such as St Michael's Woolmer Green CofE VA Primary School, the mastic around its windows and doors needs looking after like any other building’s.

What the job involves on each surface

Glass balustrade bases

Glass balustrades sit in a channel that’s often finished with sealant. When it fails, water can sit in the channel.

Rooflights

Rooflight glazing joints are cut out and renewed. Leaks from the roof itself need a roofer.

For landlords and businesses

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. Several properties can go on one quote.

We also work for property managers and facilities teams in Rableyheath and across Hertfordshire. We can quote a run of properties together, and we’re fully insured.

What we can’t put right

We will not take on work that won’t last, so here’s what sealant can’t put right:

  • Structural problems with a conservatory roof
  • Failed flashing around a conservatory
  • A broken pane or roof panel

Not sure which it is? You can call 0345 464 0079 or email us and we will tell you honestly.

What we seal

  • Glass balustrade bases
  • Glass-to-glass joints
  • Conservatory frames
  • Shower screens
  • Rooflights
  • Glass-to-frame joints

Can I do it myself?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

What we’re called out for in Rableyheath

Heat and cold make glass and frames move at different rates. In time, the sealant splits or pulls away.

The problems people normally mention when they call include:

  • Stained, discoloured glazing silicone
  • Rooflight joints letting water in
  • New silicone smeared over old sealant
  • Drips on the inside of a conservatory window

Rented homes near Knebworth station change hands often, and glazing joints are worth checking at the end of a tenancy, before a small leak grows.

What your quote should include

  • How much experience the applicator has
  • What insurance they hold
  • The length of the guarantee
  • What happens if the job turns out different
