About our glazing silicone in Garsington
We work across Garsington on glazing joints for homes and businesses. Conservatories, rooflights, glass panels and shower screens are all part of the job. If you are dealing with split or lifting silicone on glass and leaking glazing joints on a rooflight, we can help.
Homes in small places like Garsington often stand in the open, with little to shelter their windows from wind and rain. That exposure dries out and cracks the mastic around frames and sills faster.

What sealant work can’t fix
Sealant is not the answer to every problem, and we’d rather say so up front. It won’t solve:
- A sealed unit that has misted inside
- Cracked or broken glass
- Leaks from the roof covering or flashing (a roofer’s job)
If in doubt, ring 0345 464 0079 or send us an email and we will say what we think.

Different surfaces, different methods
Glass-to-frame joints
Glass-to-frame joints need a sealant that bonds to both. We use a glazing silicone suited to each.
Shower screens
Black or peeling silicone on a screen lets water out. A full reseal sorts it.
What happens if it’s left?
Glazing joints need a sealant made for the job. A general-purpose tube may not bond well or may react with the frame, so we use neutral-cure glazing silicone. Older cottages and farmhouses around Garsington can have timber floors and frames, and water through a failed joint can rot timber if it’s left.
Doing several joints on one visit is normally more efficient than separate visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.

How it works
There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the work takes a few hours for most jobs for a typical job. For a village or hamlet like Garsington, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.
- First, we trace the leak and check it’s coming through a sealant joint.
- We cut out the failed silicone, taking care of the glass and frame.
- The glass and frame are cleaned and degreased.
- Glazing silicone suited to the joint is applied and tooled.
- We check the joints and, where safe, run water over them.
Preparing for the visit
- Mention if the joints have been sealed before
- Plan for the work area to be out of bounds to pets and children
- Let us know about parking restrictions

Garsington homes and the weather
With historic houses such as Garsington Manor (about 0.6 miles south-east) nearby, there’s older building stock in the area around Garsington as well as newer homes. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window. Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
If you let a flat or house near Radley station, a shower screen or conservatory joint that leaks is easier to reseal while the property is empty. For an older house near a landmark such as Church of St Mary, frames set in older brick or stone need a sealant that suits the wall as well as the frame. Schools such as Garsington Church of England Primary School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s.

What else we do in Garsington
For landlords and businesses
Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.
We also work for property managers and facilities teams. We can quote a run of properties together, and we are fully insured for the work.
How we quote for glazing silicone
The quote reflects the job in front of us. We look at:
- Any working-time requirements on site
- Which sealant suits the joint
- How much old sealant there is and how hard it is to remove
- Whether there’s mould to deal with
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.
Asking for a quote
Before you ask for a quote, have a think about:
- Where the property is
- Any access issues, like height or stairs
- What’s wrong with the joints now
- Roughly how big the job is
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and email pictures if that is easy.
Common questions in Garsington
I let a flat near Radley station. Can you help?
Yes, we work for letting agents and landlords. Just phone 0345 464 0079 or drop us an email and tell us about the property, and we’ll send you a clear quote.
Is Garsington in your area for glazing silicone?
Yes. Our work covers London and the South East, and Garsington is part of that. Just ring 0345 464 0079 or send us an email with a few details of the job.
Will resealing stop my conservatory leaking?
Often, if the leak is at a sealant joint. We trace the leak first, so you know what you’re paying for.
Can you quote for more than one area?
Yes, we can. More than one area can go on one quote.
Are you fully insured?
Yes. Mr Mastic is fully insured.
Where are you based?
Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.
How long should I leave it?
That depends on the sealant used, so follow the cure time we give you.
Do you replace glass?
That is not something we do. Misting between panes means the sealed unit has failed, and a glazier needs to replace it.
DIY sealant or a professional job?
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
