Glazing silicone in Carndu

Should I try it myself first?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

A DIY attempt does not rule out a professional job. We cut it out and start again, so just mention it when you contact us.

Glazing silicone in Carndu

Glass and frames expand and contract differently, so the sealant between them does a lot of work. Once it splits or comes away, water finds a way through. We replace it with a glazing silicone that suits the glass and frame. We work on conservatory frames, glass-to-glass joints and shower screens, and common reasons people get in touch are water tracking down the inner face of the glass and stained, discoloured glazing silicone.

Mastic can only go onto a dry joint, so outside work in Carndu depends on the weather. Tell us about access to all the windows and doors, upstairs included.

Each job carries a 12-month guarantee, large or small.

Rooflights

Rooflight glazing joints are cut out and renewed. Leaks from the roof itself need a roofer.

Glass-to-frame joints

Silicone at the glass edge seals it into the frame. A failed bead lets water in.

What affects the cost of glazing silicone

Some jobs are bigger than they look, and some smaller. The main factors:

  • Any mould that needs treating
  • How many areas need sealing
  • How much old sealant there is and how hard it is to remove
  • The size of the job

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.

Asking for a quote

To help us quote quickly, let us know:

  • A few photos by email, if you can
  • Roughly how big the job is
  • Whether it has been sealed before
  • If it’s domestic, commercial or a hotel

There’s no standard price list. Instead, we give you a clear quote for your job. To arrange one, send an email to info@mrmastic.co.uk.

For landlords and businesses

In hotels, rooms out of use cost money, so the work can be planned room by room. We have worked in hotels as well as homes and businesses.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

What glazing silicone looks like in Carndu

Carndu is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on glazing joints and frame seals, which can dry out and crack sooner where a building faces the weather. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

If you let a flat or house near Stromeferry station, leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies. For an older house near a landmark such as St Duthuc's Roman Catholic Chapel, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Carndu is in Highland. Homes, rented property, offices and hotels in Carndu is covered for glazing silicone, old or new, large or small. The work is guaranteed for a year. Carndu is one of 253 towns and villages in Highland we cover for glazing silicone.

What sealant work cannot fix

We’ll always be straight with you, so here’s what sealant can’t fix:

  • Misting between the panes of a double-glazed unit (a failed unit for a glazier)
  • Water coming through the roof rather than a sealant joint
  • A frame that needs repairing or replacing

If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

Surfaces we seal

  • Glass-to-glass joints
  • Conservatory frames
  • Glass balustrade bases
  • Shower screens
  • Glass-to-frame joints
  • Rooflights

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Squeegee the shower screen after each use
  • Clean glass with a mild cleaner and a soft cloth
  • Ventilate the conservatory to cut condensation
  • Keep conservatory gutters clear of leaves

On shower screens, wipe or squeegee after use and keep the room ventilated. It helps stop mould getting into the silicone.

Drips or damp near a glazing joint shouldn’t be ignored. The cause may be sealant or another part and we will find out which.

How it works

The work is kept neat and contained to the joints we’re treating, so you can get on with your day. The job normally takes anything from an hour or two to most of a day, depending on the size of the job, and we explain the cure time before we leave. Outdoor work around Carndu depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We look at the glazing and agree which joints need resealing.
  2. Old sealant is removed from the glass and frame.
  3. We clean and prepare the joint.
  4. New glazing silicone goes in and is finished neatly.
  5. The joints are checked before we leave.
