Glazing silicone in Caldecote
Many conservatory leaks come down to failed sealant, where glass meets frame or frame meets wall. We trace the leak to the joint and reseal it and tell you plainly if the cause is something else. Common call-outs are for black or yellowed silicone on glass joints and silicone pulling away from the glass, on rooflights, glass-to-glass joints and shower screens.
Around Caldecote, many homes face open ground, so their windows and doors take the full weather. That exposure dries out and cracks the mastic around frames and sills faster.
Each job carries a 12-month guarantee, whatever its size.

How it works
There is not much for you to do on the day. Point us to the joints and we’ll get on with it. The job generally takes a few hours for most jobs, including the tidy-up. Somewhere as small as Caldecote, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- First, we trace the leak and check it’s coming through a sealant joint.
- The old sealant is removed from the glass and frame without scratching them.
- Surfaces are cleaned with a solvent suited to glass and the frame.
- Glazing silicone suited to the joint is applied and tooled.
- We look over every joint and, where we can, test it with water.
Getting ready for the visit
- On commercial sites, let us know about site rules
- Mention any tricky access
- Move anything stored near the joints

Advice
Questions from Caldecote
I let a flat near Baldock station. Can you help?
Yes, we work for letting agents and landlords. You can phone 0345 464 0079 or drop us an email with the address and a few details, and we’ll give you a fixed price before work begins.
Is Caldecote within the area you cover?
Yes. Caldecote is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Which products do you use?
Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.
Do you reseal glass shower screens?
Yes. We cut out the old silicone and reseal the glass-to-wall and glass-to-tray joints.
Can I choose the sealant colour?
Usually, yes. White, clear and grey are common, and other colours are available, and we will agree it with you first.
How long does the job take?
A typical job takes a few hours, depending on how many joints need doing. Your quote will say how long we expect yours to take.
Is the work guaranteed?
You get our one-year guarantee on all our work.
Will resealing stop my conservatory leaking?
That depends where the water is getting in. Failed glazing and frame joints can be resealed, but roof panels and structural problems need a conservatory specialist or roofer.
Looking after it afterwards
After the cure time, these simple habits help:
- Avoid strong solvents on or near the sealant
- Stick to mild cleaners on glass
- Get a new leak looked at quickly
- Check the silicone on glass every year or so
Clear the conservatory gutters regularly, so water drains away from the joints. Overflowing gutters can cause leaks of their own.
A leaking shower screen may not show at first. Water can soak into the floor or reach the room below long before you see it.
Signs you need glazing silicone in Caldecote
Shower screen silicone gets wet every day. Mould grows into the bead and the joint starts to lift.
The problems people generally mention when they call include:
- Water getting into a conservatory at the joints
- Drips on the inside of a conservatory window
- New silicone smeared over old sealant
- Leaks from the base of a shower screen
Rented homes near Baldock station change hands often, and glazing joints are worth checking at the end of a tenancy, before a small leak grows.
What to look for in a quote

What sealant work cannot fix

Can I do it myself?
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
Caldecote homes and the weather
London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. Historic houses like Hinxworth Place (about 0.6 miles north) are a reminder that the area around Caldecote has older buildings as well as new. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.
In the older streets around St Mary Magdalene's Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

How the job changes by surface
Rooflights
Water around a rooflight is not always the sealant. We check which it is.
Shower screens
A screen’s wall joint and tray joint are where leaks start. We reseal both with anti-fungal silicone.
