How we handle floor joint sealing in Swanley

In commercial and industrial units, concrete floor joints take a hammering from wheels and traffic. We reseal them with a product chosen for the movement and the traffic. We work on concrete floor joints, tiled floors and skirting boards, and common reasons people get in touch are open gaps along the bottom of skirting boards and grout cracking in a straight line across a floor.

Homes around Swanley range from older cottages to newer houses, and their floors range just as widely, from timber that moves with the seasons to tiles laid on concrete. Skirting and threshold joints need a sealant that suits the floor.

The work is covered for a year after we finish. If anything is not right with it, phone 0345 464 0079 or send us an email.

Honest limits

It helps to know what we can’t do too:

  • Movement too big for a sealant joint
  • Leaks from a failed tanking system
  • Cracked or broken concrete slabs

Not sure which it is? You can phone 0345 464 0079 or send us an email and we’ll tell you honestly before you book.

Joints and surfaces we work on

  • Skirting boards
  • Thresholds
  • Wet room & bathroom floors
  • Commercial floors
  • Concrete floor joints
  • Tiled floors

Keeping the joints in good condition

A little care helps the new joints last. We recommend:

  • Do not paint over silicone
  • Don’t fill floor joints with caulk where they move or get wet
  • Use furniture pads near skirting
  • Vacuum floor joints regularly to stop grit building up

Avoid flooding the floor when you clean. Keeping the edges drier helps the sealant last longer.

Once concrete joint edges start to break, wheels make it worse. Sealing them early protects the edges.

Surface by surface

Commercial floors

In commercial buildings, we can plan floor joint work around opening hours. Out-of-hours working can be arranged if the floor is busy.

Concrete floor joints

Open concrete joints chip at the edges when wheels cross them. A sealed joint protects the edges and stops debris collecting.

Leave it or put it right?

Water that gets past a floor joint can damage the floor beneath. Dealing with it early keeps the repair to the joint. Homes in smaller places like Swanley can face more weather, and failed outside joints let damp into walls. Indoors, a failed seal lets water into floors and panels as it would anywhere.

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Swanley: your questions answered

Do you cover smaller places like Swanley?

Yes, Swanley is covered. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Can you help a landlord with a rental near Swanley station?

Yes, rental work is part of what we do. Just call 0345 464 0079 or drop us an email and tell us about the property, and we will give you a clear price.

Why not just use caulk?

Caulk cannot cope with movement or water. Skirting joints move with the floor, so we use a flexible sealant that stretches.

Do I have to be there?

If the work is inside, we need someone to let us in. Once we’ve agreed the job, you don’t need to watch us work.

Is it messy?

We keep the work tidy. Nearby surfaces are protected, and we clear up when we are done.

Are you an approved applicator?

Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

Can you reseal concrete floor joints in an industrial unit?

Yes. We clean out the joints and reseal them with a product suited to the floor. Tell us what runs over the floor.

Are you fully insured?

Yes. We are fully insured.

DIY sealant or a professional job?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so just mention it when you contact us.

How it works

Good joint work is mostly preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it generally takes a morning or an afternoon for most homes. Parking around Swanley is generally easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.

  1. We look at the gap and the floor type and agree the right sealant.
  2. We take out any old caulk, sealant or grout along the line.
  3. We clean and vacuum the joint and fit backing where the depth needs setting.
  4. The sealant goes in, chosen for the floor and coloured to suit it.
  5. The joint is tooled to a neat finish and we tell you when it can take feet and a mop.

Before we arrive

  • Tell us about any water getting in
  • Clear items away from the joints we are working on
  • Try not to wet indoor joints just before the visit

New homes and floors in Swanley

Floors around Kent run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. That’s why the skirting and threshold joints need a flexible seal.

Rented homes near Swanley station change hands often, and a tidy floor and skirting joint helps a rental look ready for the next tenant. Schools such as St Bartholomew's Catholic Primary School are buildings too, and floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up. If you look after a church, hall or community building such as St Mary the Virgin, floor and skirting joints in halls and kitchens wear like any others.
