Floor joint sealing for homes and businesses in Rora
Concrete floors in warehouses and units have joints that take heavy wear. We reseal them with a product chosen for the movement and the traffic. If you have gaps opening between the floor and skirting and worn sealant at door thresholds, we can help, whatever the surface.
Timber frame is common in newer Scottish homes, and it settles over the first years, which shows as gaps at skirtings and floor joints. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.
We stand behind the work with a 12-month guarantee.

How the visit works
We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a morning or an afternoon for most homes. For a place like Rora, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- First, the floor type, the gap and the traffic are checked.
- Any old caulk, grout or sealant is raked or cut out.
- We vacuum out the joint and add backing where the depth needs setting.
- The chosen sealant goes in, coloured to suit the floor.
- We tool it neatly and tell you when it can be walked on and cleaned.
How to prepare
- Where the joints are inside, avoid wetting them before we arrive
- Mention any tricky access
- For business premises, tell us about site rules or sign-in

Advice
DIY versus a professional finish
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
What happens if it’s left?
Caulk is quick and cheap, but it cracks where the joint moves or gets wet, but the movement soon cracks it. A flexible sealant moves with the floor and keeps the joint sealed. In an older home around Rora, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
Combining jobs into one visit is usually more efficient than separate visits. We’ll give you a clear price for the lot.

What the job involves on each surface
Concrete floor joints
Sawn joints in concrete floors control where it cracks. We reseal them with a floor-joint product suited to the traffic.
Tiled floors
Perimeter joints in tiled floors should be sealant, not grout. We rake out any grout there and reseal.
Quotes for floor joint sealing in Rora
There’s no set price list. The quote depends on:
- Whether the work is at height
- How much old sealant there is and how hard it is to remove
- The product the joint needs
- The size of the job
A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.
What to tell us for a quote
There’s no need for technical detail. It helps if you can tell us:
- The address or postcode of the job
- Photos by email, if that is easy
- If someone has resealed it before
- The rough size of the job
We do not publish a price list, because every job is different. Instead, your job gets its own clear quote. To get started, drop us a line at info@mrmastic.co.uk.

Floors around Aberdeenshire run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. Whether the job is in Rora itself or nearby, the right material for each joint matters as much as a neat finish. In and around Rora, as anywhere, good floor joint sealing starts with a clean, dry, properly prepared joint.

Common questions in Rora
Do you cover smaller places like Rora?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
What guarantee comes with floor joint sealing in Rora?
All our work, in Rora and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.
Can you seal where the floor meets the bath panel?
Yes. The old joint comes out and a flexible silicone replaces it in a colour to suit.
Where is Mr Mastic based?
We’re based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
Is it messy?
We keep the work tidy. We protect what’s around the joints, and we clear up when we’re done.
Will the old sealant be removed?
Yes, always, and completely. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.
I rent my home. Can I book you?
We can work for tenants, landlords or agents. Just make sure your landlord agrees.
Can I add another job to the visit?
Yes, we can. More than one area can be quoted together.
For landlords and businesses
Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can be quoted together.
We work for landlords and agents as well as householders. Sealant work between tenants keeps a property looking cared for.
