Oaklands Floor Joint Sealing
We cover Oaklands for sealing skirting-to-floor joints, tiled floor movement joints and concrete floor joints. Old sealant removed completely, joints prepared properly and a one-year guarantee.
- Floor edges that trap water and grime
- Open joints around bathroom floor edges
- Cracked grout where a tiled floor needs a movement joint
About our floor joint sealing in Oaklands
A threshold joint has to cope with feet, movement and sometimes water. We seal them with a flexible sealant suited to the floor finishes either side in a colour to suit. If you have failed seals where bathroom floors meet baths and panels and rigid edge joints in tiled floors, we can put it right.
In and around Oaklands, floors range from older timber boards to tiles and newer finishes, from timber that moves with the seasons to tiles laid on concrete. The sealant at skirtings and thresholds has to suit the floor it meets.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

What happens on the day
Before we leave, we go over the finished joints with you and explain the cure time. The visit itself normally takes a morning or an afternoon for most homes, depending on how much there is to do. Parking around Oaklands is generally easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.
- The room is cleared along the joints so we can reach them.
- Old material is removed from the joint.
- Edges are cleaned and dried.
- We apply a flexible sealant suited to the floor and tooled.
- We check the joints and explain the aftercare.
Getting ready for the visit
- Mention if the joints have been sealed before
- Let us know about stairs, lifts or work at height
- Clear the area around the work

For landlords and businesses
We work for landlords and agents as well as householders. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.
Failed sealant is one of the commonest items on a check-out report. Several properties can be quoted together.
DIY versus a professional finish
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
Oaklands: your questions answered
Do you cover smaller places like Oaklands?
Yes, Oaklands is covered. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Is Oaklands in your area for floor joint sealing?
Yes. We work across London and the South East, and Oaklands is part of that. Just call 0345 464 0079 or drop us an email with a few details of the job.
How long does the job take?
That depends on the amount of work, but most jobs take a few hours for most rooms, longer for large commercial floors. We’ll tell you when we quote.
Do you use a paintable sealant?
On joints you want to paint, yes. Silicone does not take paint.
Why does the gap under my skirting keep coming back?
Floors shrink and settle, especially in the first year or two and through the heating season pulls the skirting and floor apart. Rigid fillers split, so we use a flexible sealant.
Can new sealant go over the old?
No. New silicone will not bond to old silicone, and it traps any mould or water underneath. We remove it all first.
Do you take out the old sealant first?
Yes. We cut out all the old sealant and clean the joint before applying anything new.
Do the sealants smell?
Some sealants have a smell while they cure, which fades as it sets. Opening a window helps.

Tiled floors
Tiled floors need movement joints at edges and across large areas. We replace grout with flexible sealant along the right lines in a matching colour.
Thresholds
Threshold joints get a lot of feet, so we choose a hard-wearing, flexible product.
Floor joint sealing in Oaklands: local notes
Across Hertfordshire, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. The joint at the skirting or threshold has to allow for that.
Rented homes near Welwyn North station change hands often, and gaps at skirtings and thresholds are worth sealing between tenancies. For buildings such as Church of St Michael and All Angels, joints in its floors, skirtings and thresholds need resealing as they wear.

When to call us in Oaklands
Caulk is the usual filler for skirting. It cracks where there’s movement or water, which is why so many skirting joints look broken.
Look out for any of the following:
- Dirt and water collecting in open floor joints
- Failed seals where bathroom floors meet baths and panels
- Caulk that has cracked where the floor moves
- Grout used at the floor edge instead of sealant
For site and facilities teams at buildings such as Oaklands Primary School, floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up.

What else we do in Oaklands
Keeping the joints in good condition
After the cure time, these simple habits help:
- Act on grout cracks that run in a straight line
- Sweep along the edges of the floor
- Avoid caulk in bathrooms and kitchens
- Check skirting joints after the heating season
Keep heavy furniture from dragging across the joints. Dragging can tear the bead before it has fully cured.
Small gaps are quick to seal. Ignored, they fill with dirt and open further over time.
When something else is needed
We’d rather tell you now than do work that will not last, so here’s what sealant can’t put right:
- Bouncy or failing floorboards
- Large cracks that need a surveyor
- Failed waterproofing under a wet room floor
If in doubt, call 0345 464 0079 or drop us an email and we will say what we think before you book.
