Floor joint sealing for homes and businesses in Langbank

Wet-area floor joints keep water out of the gap behind skirting and plinths. A flexible silicone seal keeps it out and stops dirt collecting. If you have dirt and water collecting in open floor joints and failed seals where bathroom floors meet baths and panels, we can help, on concrete floor joints, tiled floors and skirting boards alike.

New homes in smaller Scottish places are often single plots, self-builds or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.

Your job is guaranteed for a year, as with all our work.

Different surfaces, different methods

Commercial floors

Shops, offices, warehouses and units all have floor joints that need sealing. The sealant is chosen for the traffic the floor takes.

Thresholds

Threshold joints get a lot of feet, so we choose a hard-wearing, flexible product and neatly finished.

What sealant work cannot fix

We won’t take on work that won’t last, so these are the limits:

  • Water getting under the tiles from elsewhere
  • Large cracks that need a surveyor
  • Damaged concrete that needs breaking out and repairing

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

Floor joint sealing in Langbank: local notes

Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up. Floors around Inverclyde run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. The joint at the skirting or threshold has to allow for that.

For site and facilities teams at buildings such as Keil School, floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up.

How we quote for floor joint sealing

We quote each job individually. These are the things that affect it:

  • Any working-time requirements on site
  • Any mould that needs treating
  • The number of rooms or windows
  • The type of sealant required

The cost depends on the size of the job, how much old material has to come out and how easy the joints are to reach. You’ll have a clear quote before any work starts.

Helping us quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • Photos by email, if that’s easy
  • The type of property
  • If someone has resealed it before
  • The address or postcode of the job

For a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We will give you a clear price before any work starts.

How to look after the new joints

So the new joints stay in good condition:

  • Cone off fresh joints until they’re ready
  • Avoid sloshing water against skirting
  • Look at floor joints each spring
  • Don’t fill floor joints with caulk where they move or get wet

Mop with a well-wrung mop rather than flooding the floor. Keeping the edges drier helps the sealant last longer.

Sealing a gap while it’s small is a quick job. Ignored, they fill with dirt and open further over time.

When to call us in Langbank

Wheels crossing an unfilled concrete joint chip its edges. Pallet trucks and trolleys knock the edges away.

Keep an eye out for these signs:

  • Caulk that has cracked where the floor moves
  • Perimeter joints in tiled floors filled with grout
  • Skirting that has pulled away from the floor
  • Grout cracking in a straight line across a floor

If you let a flat or house near Langbank station, open skirting and floor joints collect dirt and water, so seal them while the property is empty.

10 questions to ask before booking

DIY sealant or a professional job?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.

Questions from Langbank

Is Langbank within the area you cover?

Yes. Langbank is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Is Langbank in your area for floor joint sealing?

Yes. Our work covers the whole of Scotland, and Langbank is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we’ll give you a clear quote.

Will it make a mess?

Tidy work is part of the job. We protect what’s around the joints, and we clear up when we’re done.

Can you match the sealant colour?

Yes. Sealants come in white, clear, grey and other colours for many products, and we agree the colour with you before work begins.

Do you seal kitchen plinths to the floor?

Yes. These joints get wet every time the floor is cleaned, so we seal them with silicone suited to wet areas.

How soon can the floor be mopped?

It depends on the product and the conditions. We give you the times for walking, cleaning and traffic when we finish.

Is the work guaranteed?

Yes. All our work carries a one-year guarantee.

Are you fully insured?

Yes. We’re fully insured.

How the visit works

Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours, depending on the length of joint. Outside jobs in Langbank need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. First, the floor type, the gap and the traffic are checked.
  2. We remove what’s in the joint now.
  3. We vacuum out the joint and add backing where the depth needs setting.
  4. The chosen sealant goes in, coloured to suit the floor.
  5. The joint is tooled neatly and the cure time explained.

Preparing for the visit

  • For business premises, tell us about site rules or sign-in
  • Where the joints are inside, avoid wetting them before we arrive
  • Tell us about access, such as stairs, a lift or high-level joints
