Floor joint sealing in Kent Street

Floor joint sealing for homes and businesses in Kent Street

Painted skirting can be sealed with a flexible product that can be painted over. For bathrooms and kitchens, silicone is usually the better choice. We work on commercial floors, skirting boards and thresholds, and the jobs we see most are open gaps along the bottom of skirting boards and skirting caulk that keeps splitting.

Somewhere as small as Kent Street, new homes tend to be conversions, self-builds or a few houses rather than an estate. Every one needs its sealant and floor joints done properly, whatever the size of the site.

Every job is covered by our 12-month guarantee.

DIY sealant or a professional job?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

When to call us in Kent Street

A floor laid tight to the walls has no room to move. As it expands, the edges lift or crack, and the sealant or grout breaks.

It’s worth asking for a quote if you see:

  • Threshold joints that have opened or worn
  • Skirting caulk that keeps splitting
  • Tiled floors with no room to move
  • Failed joint filler in concrete floors

Rented homes near Battle station change hands often, and gaps at skirtings and thresholds are worth sealing between tenancies.

Before you book anyone

  • How long to leave it before use
  • How much experience the applicator has
  • What happens if they find a problem under the old sealant
  • What the quote includes, VAT included or not

10 questions to ask before you book

Surface by surface

Wet room and bathroom floors

Floor joints in bathrooms take water every day. They’re sealed with a flexible, anti-fungal silicone that keeps water out.

Tiled floors

A crack running along a grout line is often a sign of a missing movement joint. That line is converted to a flexible joint if it’s in the right place.

Floor joint sealing in Kent Street: local notes

Floors around East Sussex run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. That is why the skirting and threshold joints need a flexible seal.

If you look after a building such as Ark Helenswood Academy, floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up.

FAQs for Kent Street

Is Kent Street in your area for floor joint sealing?

Yes, Kent Street is within the area we cover. We work across London and the South East. Just phone 0345 464 0079 or send us an email with a few details of the job.

Do you work for landlords with property near Battle station?

Yes, we work for letting agents and landlords. Just call 0345 464 0079 or send us an email and tell us about the property, and we’ll give you a clear price.

Will the old sealant be removed?

Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.

How long does the job take?

A typical job takes a morning or an afternoon for most homes, including preparation and clearing up. We will confirm how long when we quote.

Can you use decorators’ caulk instead?

Not where the floor moves or gets wet. Caulk cracks as the floor moves and the gap reopens. A flexible sealant is the better choice.

Where is Mr Mastic based?

Mr Mastic is based in Crawley. We cover Kent Street and the rest of East Sussex.

Is it OK to seal over old sealant?

No, and we never do. It can look neat for a few weeks, but the new layer lifts away from the old one. The old sealant has to come out completely.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator, and we are fully insured.

What affects the quote in Kent Street

Jobs vary more than people expect. The main factors:

  • Working hours on commercial sites
  • The type of sealant required
  • The number and length of the joints
  • Access and height

We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please ring 0345 464 0079 or send us an email and we will talk you through it.

Asking for a quote

Photos help, but a description is a good start. Try to tell us:

  • Roughly how big the job is
  • If someone has resealed it before
  • A few pictures by email, if you can
  • Where the job is, and your postcode

Asking for a quote is easy: tell us what needs doing and where. A few photos by email make the job easier to understand, and we will come back to you with a quote.

The process

Every visit runs the same way: we look at the joints together, protect the area around them, do the work and clear up. Most jobs take a few hours, depending on the length of joint. Somewhere like Kent Street needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. We start by looking at the floor, the gap and the traffic, then choose the product.
  2. We take out any old caulk, sealant or grout along the line.
  3. We clean and vacuum the joint and fit backing where the depth needs setting.
  4. The sealant goes in, chosen for the floor and coloured to suit it.
  5. Finally we tool it smooth and explain when the floor can be used and cleaned.

Preparing for the visit

  • Plan for the work area to be out of bounds to pets and children
  • On commercial sites, let us know about site rules
  • Tell us about access, such as stairs, a lift or high-level joints

Getting a quote

We do not publish a price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To arrange one, call 0345 464 0079 or email us.

Advice

Keeping the joints in good condition

Looking after new joints is easy:

  • Sweep along the edges of the floor
  • Don’t slide heavy items over sealed joints
  • Mark off resealed joints in warehouses
  • Keep floor cleaning water to a minimum at the edges

Keep heavy furniture from dragging across the joints. Sharp edges can cut the sealant.

Cracks along tile grout lines come back unless the movement is dealt with. A flexible joint added early helps protect the tiles themselves.
