FAQs for Great Easton

Can you do floor joint sealing in Great Easton?

Yes, Great Easton is within the area we cover. Our work covers London and the South East. Just call 0345 464 0079 or drop us an email with a few details of the job.

I let a flat near Stansted Airport station. Can you help?

Yes. We work for landlords and letting agents as well as householders. You can ring 0345 464 0079 or send us an email with the details for a clear quote.

How long will you be here?

It depends on the size of the job, but as a guide it takes a few hours for most rooms, longer for large commercial floors. We’ll give you a better idea when we quote.

Can sealant along the skirting be painted?

On joints you want to paint, yes. Silicone doesn’t take paint.

Is caulk good enough for skirting?

Not where the floor moves or gets wet. Caulk cracks as the floor moves, so the gap comes back. A flexible sealant is the better choice.

Should I try DIY first?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Will you leave a mess?

No. The area is protected while we work and cleaned up afterwards.

Can you seal where the floor meets the bath panel?

Yes. The old joint comes out and a flexible silicone replaces it, colour-matched where it shows.

Floor joint sealing in Great Easton

Floors move, and the joint where they meet a wall, skirting, threshold or another floor has to move with them. We seal skirting gaps, tiled floor movement joints and concrete floor joints using a product that suits the floor. Typical jobs include cracked grout where a tiled floor needs a movement joint and perimeter joints in tiled floors filled with grout, across thresholds, wet room & bathroom floors and concrete floor joints.

In a village or hamlet like Great Easton, new homes are more likely to be a barn conversion or a handful of houses than a big estate. Every one needs its sealant and floor joints done properly, whatever the size of the site.

Surface by surface

Wet room and bathroom floors

Floor joints in bathrooms take water every day. We seal them with anti-fungal sanitary silicone.

Thresholds

Thresholds between rooms meet two floors and often a door frame. A flexible sealant suits both floor finishes.

When it is not the sealant

We will always be straight with you, so here’s what new sealant won’t do:

  • Leaks from a failed tanking system
  • Concrete repairs beyond the joint
  • Bouncy or failing floorboards

If you’re not sure, just call 0345 464 0079 or drop us an email and we’ll give you a straight answer before booking.

The process

Most of a good job is in the preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours, depending on the length of joint. Somewhere like Great Easton needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We look at the gap and the floor type and agree the right sealant.
  2. We take out any old caulk, sealant or grout along the line.
  3. The joint is cleaned, vacuumed and backed where depth needs controlling.
  4. The sealant goes in, chosen for the floor and coloured to suit it.
  5. The joint is tooled to a neat finish and we tell you when it can take feet and a mop.

DIY sealant or a professional job?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

How to look after the new joints

No joint lasts for ever, but care makes a real difference. A few tips:

  • Vacuum floor joints regularly to stop grit building up
  • Avoid caulk in bathrooms and kitchens
  • Don’t slide heavy items over sealed joints
  • Get cracks along tile grout lines looked at early

Mop with a well-wrung mop rather than flooding the floor. Less water at the edges helps the joints last.

Cracks along tile grout lines come back unless the movement is dealt with. Adding a movement joint early can stop cracks spreading to the tiles.

What happens if it’s left?

Putting new grout into a crack that keeps reappearing doesn’t last. If the floor needs to move there, the grout will crack again. A flexible movement joint is the fix. Older cottages and farmhouses around Great Easton can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.

New homes and floors in Great Easton

Across Essex, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. The joint at the skirting or threshold has to allow for that.

If you look after a church, hall or community building such as Church of St John and St Giles, joints in its floors, skirtings and thresholds need resealing as they wear. If you look after a building such as Helena Romanes School and Sixth Form Centre, entrance and corridor floor joints take a lot of traffic. Rented homes near Stansted Airport station change hands often, and open skirting and floor joints collect dirt and water, so seal them while the property is empty.
