Floor joint sealing in Glen More

Floor joint sealing for homes and businesses in Glen More

Thresholds are where two floors, or a floor and a door, meet. We seal them with a flexible sealant suited to the floor finishes either side. We are often asked to deal with gaps at thresholds between rooms and concrete floor joints that have broken down, across wet room & bathroom floors, tiled floors and thresholds.

Timber frame is common in newer Scottish homes, and it settles over the first years, which shows as gaps at skirtings and floor joints. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.

You get a 12-month guarantee, the same in Glen More as everywhere else we work.

Floor joint sealing around Glen More

Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles. Across Highland, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they don’t all move the same way. The joint at the skirting or threshold has to allow for that.

In and around Glen More, as anywhere, good floor joint sealing starts with a clean, dry, properly prepared joint.

Glen More is in Highland. Homes, rented property, offices and hotels in Glen More can book us for floor joint sealing, old or new, large or small. Every job comes with our one-year guarantee. Our area takes in 253 places across Highland, large and small.

Work for landlords, hotels and businesses

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.

From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.

When something else is needed

New sealant cannot fix everything, and we’d rather say so up front. Sealant will not put right:

  • Water getting under the tiles from elsewhere
  • Damaged concrete that needs breaking out and repairing
  • Loose, hollow or cracked tiles, which need a tiler

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.

Surfaces we seal

  • Tiled floors
  • Commercial floors
  • Skirting boards
  • Thresholds
  • Concrete floor joints
  • Wet room & bathroom floors

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Have a cracking tiled floor checked before tiles break
  • Keep floor cleaning water to a minimum at the edges
  • Cone off fresh joints until they’re ready
  • Do not slide heavy items over sealed joints

Mop with a well-wrung mop rather than flooding the floor. Keeping the edges drier helps the sealant last longer.

Concrete joints damaged by traffic get worse quickly. Sealing them early protects the edges and the surface smoother.

How the visit works

Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, do the work and clear up. It normally takes a few hours, depending on the length of joint. Around Glen More, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. The room is cleared along the joints so we can reach them.
  2. Old material is removed from the joint.
  3. Edges are cleaned and dried.
  4. A flexible sealant suited to the floor is applied.
  5. We check the joints and explain the aftercare.

Before we arrive

  • Plan for the work area to be out of bounds to pets and children
  • Tell us about access, such as stairs, a lift or high-level joints
  • Mention any sign-in or site rules at work premises

Glen More questions

Can you do floor joint sealing in Glen More?

Yes. We work across all of Scotland, and Glen More is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.

Is floor joint sealing in Glen More guaranteed?

All our work, in Glen More and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

Do you seal kitchen plinths to the floor?

Yes. We cut out any old sealant or caulk and reseal with flexible silicone.

I’m a tenant. Can you help?

We can work for tenants, landlords or agents. Just make sure your landlord agrees.

Where is Mr Mastic based?

We work from Crawley. We cover Glen More and the rest of Highland, along with the rest of our area.

Do I have to be there?

That depends on where the joints are. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

Do you hold any approvals?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

Can you use decorators’ caulk instead?

Not where the floor moves or gets wet. It splits once the floor shifts. A flexible sealant lasts longer there.

When to call us in Glen More

When a tiled floor has no movement joints, the grout takes the strain. You will see a crack running along the grout, where a flexible joint should have been.

These are the problems we’re asked about most:

  • Worn sealant at door thresholds
  • Grout used at the floor edge instead of sealant
  • Gaps between floors and kitchen plinths
  • Concrete floor joints that have broken down

For jobs in and around Glen More, choosing the right material for each joint is as important as a tidy finish.

Before booking anyone

  • Are they insured?
  • What product goes in the joint
  • Who does the work, and how experienced they are
  • Whether you can choose the colour

Thresholds

A threshold is where floors and frames meet. A flexible sealant suits both floor finishes.

Tiled floors

When grout cracks along a straight line, the floor is telling you it needs to move. That line is converted to a flexible joint.
