Trusted floor joint sealing in Dunvegan

Floor joint sealing for homes and businesses in Dunvegan

In kitchens and bathrooms, the joint where the floor meets a bath panel, plinth or skirting takes mop water every day. We seal them with a flexible, water-resistant sealant. We work on concrete floor joints, commercial floors and thresholds, and the jobs we see most are cracked caulk along skirting in bathrooms and kitchens and cracked grout where a tiled floor needs a movement joint.

For a place like Dunvegan, the journey and access are planned in advance. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.

Your job is guaranteed for a year, as with all our work.

How we quote for floor joint sealing

Call for a quick quote. The main things that affect it are:

  • How much old sealant there is and how hard it is to remove
  • The number of rooms or windows
  • The product the joint needs
  • Access and height

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference.

Helping us quote

To make quoting easier, let us know:

  • Access, such as stairs, a lift or height
  • Pictures of the joints, sent by email
  • Where the job is, and your postcode
  • Roughly how big the job is

Asking for a quote is easy: tell us what needs doing and where, and roughly how big it is. A few pictures by email make the job easier to understand, and we will come back to you with a quote.

Honest limits

We’ll always be straight with you, so here’s what new sealant won’t do:

  • Subfloor problems that need a flooring contractor
  • Leaks from a failed tanking system
  • Structural movement or subsidence

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

Joints and surfaces we work on

  • Wet room & bathroom floors

  • Concrete floor joints
  • Tiled floors

How the visit works

On the day, we start by going over the job with you. We protect the surfaces around the joints before we start. Most jobs take a morning or an afternoon for most homes. Somewhere like Dunvegan may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We start by looking at the floor, the gap and the traffic, then choose the product.
  2. Whatever is in the joint now, whether caulk, grout or sealant, comes out.
  3. We clean and vacuum the joint and fit backing where the depth needs setting.
  4. We apply a flexible sealant, or a floor-joint product on concrete, in a suitable colour.
  5. The joint is tooled to a neat finish and we tell you when it can take feet and a mop.

Before we arrive

  • Clear items away from the joints we are working on
  • Let us know if you’ve seen damp or leaks
  • Keep children and pets away from the work area

Advice

What floor joint sealing looks like in Dunvegan

Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up. Floors around Highland run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. That is why the skirting and threshold joints need a flexible seal.

For jobs in and around Dunvegan, choosing the right material for each joint is as important as a tidy finish. Around Dunvegan, as everywhere, floor joint sealing is only as good as the preparation behind it.

Can I do it myself?

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

What happens if it’s left?

Regrouting a cracked line in a tiled floor rarely fixes it. The movement is still there, so the grout fails again. Replacing that line with flexible sealant gives it somewhere to go. In an older home around Dunvegan, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

Why us?

  • Every job guaranteed for a year
  • More than 20 years in sealant work
  • Any old sealant cut out fully, not covered over
  • Domestic, commercial and hotel work

Looking after it afterwards

Looking after new joints is easy:

  • Mark off resealed joints in warehouses
  • Use furniture pads near skirting
  • Avoid sloshing water against skirting
  • Have a cracking tiled floor checked before tiles break

Lift furniture rather than sliding it over sealed joints. Dragging can tear the bead especially in the first few days.

In wet areas, an open floor joint lets water reach the subfloor. A sound seal stops that happening.

Dunvegan: your questions answered

Do you cover smaller places like Dunvegan?

Yes. Dunvegan is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Is there a guarantee on floor joint sealing in Dunvegan?

Every job comes with our one-year guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.

Do you offer different sealant colours?

Yes. White, clear and grey are common, and other colours are available, and we agree the colour with you before we start.

Can you reseal concrete floor joints in an industrial unit?

Yes, including warehouses, units, shops and offices. Work can be planned around your hours with out-of-hours work where needed.

How much does floor joint sealing cost in Dunvegan?

It depends on the job, so we quote each one individually. To get one, drop us a line at info@mrmastic.co.uk with a short description of the job.

Can you add a movement joint to a tiled floor?

Often, yes. Where a floor needs one, we rake out grout along the right line and replace it with flexible sealant coloured to suit. Loose or cracked tiles need a tiler first.

Is caulk good enough for skirting?

Caulk is fine for dry joints that don’t move, but it splits where the joint moves or gets wet. We use a flexible sealant for most skirting and floor joints.

How soon can the floor be mopped?

We give you a cure time for each joint. Feet are usually fine first, then mopping, then heavy wheels, depending on the product.

Surface by surface

Commercial floors

Shops, offices, warehouses and units all have floor joints that need sealing. We talk through the traffic and choose a sealant suited to it.

Skirting boards

Gaps between skirting and floor open as timber and floors move. A flexible sealant closes the gap without cracking in a colour to suit.
