Ducklington Floor Joint Sealing
Floor joints in Ducklington need attention? We remove the old material, prepare the joints and seal them properly, and the work is guaranteed for a year.
- Perimeter joints in tiled floors filled with grout
- Open joints that fill with dirt
- Gaps between floors and kitchen plinths
How we quote for floor joint sealing
Some jobs are bigger than they look, and some smaller. The main factors:
- Whether the work is at height
- How many rooms, windows or areas are involved
- How much old sealant there is and how hard it is to remove
- Mould in or behind the old joints
A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.
What we need to know
You don’t need to know the technical terms. Just tell us:
- The address or postcode of the job
- Whether it has been sealed before
- Photos by email, if that’s easy
- How we’d reach the joints
Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we’ll explain how we’d tackle it. When it suits you, call 0345 464 0079 or drop us an email.
Floor joint sealing in Ducklington, done properly
Painted skirting can be sealed with a flexible product that can be painted over. For bathrooms and kitchens, silicone is normally the better choice. We work on tiled floors, commercial floors and concrete floor joints, and the jobs we see most are grout used at the floor edge instead of sealant and skirting that has pulled away from the floor.
For a small place like Ducklington, the journey and access are planned in advance, and once on site, the job is the same as anywhere.
The work is covered for a year after we finish. If anything is not right with it, phone 0345 464 0079 or drop us an email.

How the visit works
There isn’t much for you to do on the day. Point us to the joints and we’ll get on with it. The job generally takes a few hours, depending on the length of joint from start to finish. Somewhere as small as Ducklington, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We start by looking at the floor, the gap and the traffic, then choose the product.
- Old caulk, grout or sealant is removed from the joint.
- We clean and vacuum the joint and fit backing where the depth needs setting.
- The sealant goes in, chosen for the floor and coloured to suit it.
- The joint is tooled to a neat finish and we tell you when it can take feet and a mop.
Preparing for the visit
- Mention if the joints have been sealed before
- For indoor joints, keep the area dry beforehand if you can
- Mention any sign-in or site rules at work premises

Advice
Questions from Ducklington
Do you cover smaller places like Ducklington?
Yes, Ducklington is covered. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Do you cover Ducklington for floor joint sealing?
Yes, Ducklington is within the area we cover. We work across London and the South East. You can phone 0345 464 0079 or send us an email and let us know what needs doing, and we’ll send you a clear quote.
Are you ARBOMaster approved?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
How much does floor joint sealing cost in Ducklington?
There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.
Can you use decorators’ caulk instead?
Caulk works on still, dry joints, but it splits where the joint moves or gets wet. We use a flexible sealant for most skirting and floor joints.
Can you reseal concrete floor joints in an industrial unit?
Yes. We reseal concrete floor joints in commercial and industrial units. We will talk through the traffic and choose a sealant suited to it.
My floor grout keeps cracking in a line. Can you help?
Often, yes. A crack along a grout line often means the floor needs room to move. We replace that grout with a flexible joint.
Do you remove the old sealant?
Yes. We cut out all the old sealant and clean the joint before resealing.
When to call us in Ducklington
New floors settle once they’re in use. Gaps at the edges appear in the first year or so, and rigid fillers crack.
Signs it’s time to call us include:
- Caulk that has cracked where the floor moves
- Threshold joints that have opened or worn
- Chipped and open joints in warehouse floors
- Failed seals where bathroom floors meet baths and panels
If you look after a church, hall or community building such as Church of St Bartholomew, floor and skirting joints in halls and kitchens wear like any others.
Before booking anyone
- When the joint can take water or movement
- Whether you can choose the colour
- Who turns up on the day
- How hidden problems are handled
Why act early in Ducklington
Floor joints left open collect dirt that is hard to clean out. Sealed joints are easier to keep clean. Around Ducklington, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.
Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.

DIY sealant or a professional job?
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
If you’ve already had a go yourself, that is fine. We cut it out and start again, so just mention it when you contact us.
How to look after the new joints
Aftercare is simple:
- Sweep along the edges of the floor
- Check skirting joints after the heating season
- Keep caulk for dry, still joints only
- Keep heavy wheels off new concrete joints until cured
Avoid flooding the floor when you clean. Less water at the edges helps the joints last.
In wet areas, an open floor joint lets water reach the subfloor. A sound seal stops that happening.
When it isn’t the sealant
New sealant can’t fix everything, and we will tell you before we start. Sealant won’t put right:
- Floors that are uneven or need levelling
- Leaks from a failed tanking system
- Movement too big for a sealant joint
If you are not sure, just phone 0345 464 0079 or email us and we will give you a straight answer before you book.
