Floor joint sealing in Colney Heath

Surface by surface

Tiled floors

Perimeter joints in tiled floors should be sealant, not grout. Grout at the edge is removed and replaced with sealant.

Thresholds

Two different floors meeting at a threshold move differently. We bridge them with a flexible bead.

How we handle floor joint sealing in Colney Heath

In commercial and industrial units, concrete floor joints take a hammering from wheels and traffic. Each is resealed with a floor-joint product suited to what runs over it. We’re often asked to deal with failed joint filler in concrete floors and grout cracking in a straight line across a floor, across concrete floor joints, commercial floors and wet room & bathroom floors.

Work in a small place like Colney Heath just needs the journey and access planning, and once on site, the job is the same as anywhere.

Every job is covered by a one-year guarantee.

How we quote for floor joint sealing

Call for a quick quote. What matters most is:

  • How much there is to do
  • How many rooms, windows or areas are involved
  • When we can work, for business premises
  • Which sealant suits the joint

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we will go through it with you.

Helping us quote

You do not need to know the technical terms. It helps if you can tell us:

  • The problem you’ve noticed
  • Pictures of the joints, sent by email
  • If someone has resealed it before
  • How we’d reach the joints

We do not publish a price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To arrange one, phone 0345 464 0079 or email us.

When something else is needed

We’d rather tell you now than do work that will not last, so these are the limits:

  • Concrete repairs beyond the joint
  • Floors that are uneven or need levelling
  • Large cracks that need a surveyor

If in doubt, ring 0345 464 0079 or drop us an email and we’ll say what we think before you book.

What we seal

  • Wet room & bathroom floors
  • Skirting boards
  • Commercial floors
  • Tiled floors
  • Thresholds
  • Concrete floor joints

Should I try it myself first?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Colney Heath questions

I let a flat near Welham Green station. Can you help?

Yes, we work for landlords and letting agents. You can call 0345 464 0079 or email us with the address and a few details, and we will give you a fixed price before any work starts.

Do you cover smaller places like Colney Heath?

Yes. Colney Heath is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can I choose the sealant colour?

In most cases you can choose. We will explain which colours are available.

Do you seal kitchen plinths to the floor?

Yes. These joints get wet every time the floor is cleaned, so a flexible silicone is the right choice.

Are you an approved applicator?

Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

Is the work guaranteed?

Yes. Each job is guaranteed for twelve months.

Where do you work from?

Our base is in Crawley, and we work across South East England, London and Scotland.

Will there be a smell?

Some sealants have a smell while they cure, but it fades. Opening a window helps.

For landlords and businesses

We work for landlords and letting agents as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order.

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.

Joints and finishes in Colney Heath homes

Across Hertfordshire, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they don’t all move the same way. That is why the skirting and threshold joints need a flexible seal. Colney Heath is part of Hatfield, one of the post-war new towns. Newer neighbourhoods have been added to Hatfield over the years. Older homes need their sealant and floor joints renewing, newer ones checking at snagging.

Community buildings like Church of St Mark are part of the picture too: joints in its floors, skirtings and thresholds need resealing as they wear. If you look after a building such as Colney Heath Junior Mixed Infant and Nursery School, floor and threshold joints in busy corridors wear quickly and are best resealed early. If you let a flat or house near Welham Green station, gaps at skirtings and thresholds are worth sealing between tenancies.

How the visit works

We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours for most rooms, longer for large commercial floors. In a small place like Colney Heath, access is normally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We look at the gap and the floor type and agree the right sealant.
  2. Old caulk, grout or sealant is removed from the joint.
  3. The joint is cleaned, vacuumed and backed where depth needs controlling.
  4. A flexible sealant, or a floor-joint sealant for concrete, is applied in a colour to suit.
  5. The joint is tooled to a neat finish and we tell you when it can take feet and a mop.

How to prepare

  • Try not to wet indoor joints just before the visit
  • Clear items away from the joints we’re working on
  • Mention any parking rules near the property

Leave it or put it right?

Not every floor joint takes the same sealant: flexible sealant for skirting and tiles, silicone in wet areas, and floor-joint products for concrete. Using the wrong one is why many floor joints fail. Where a wall is exposed, as many are in small places like Colney Heath, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

What you pay reflects the work, not a rough estimate. That is why we ask a few questions first and send you a clear quote before we start.
