Floor joint sealing for Chalgrove homes and businesses

Floor joint sealing for homes and businesses in Chalgrove

Where skirting is painted, we can use a flexible sealant that takes paint. In wet areas we’d normally use silicone, which isn’t made to be painted. If you have cracked caulk along skirting in bathrooms and kitchens and dirt and water collecting in open floor joints, we can put it right, whatever the surface.

Where new homes go up in smaller places like Chalgrove, it’s often a small development or a single plot. The sealant around baths, showers, frames and skirtings needs to be right from the start.

Every job comes with a one-year guarantee.

DIY versus a professional finish

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

What happens if it’s left?

Open joints along wet floors let water into the subfloor and behind skirting. Dealing with it early keeps the repair to the joint. Around Chalgrove, water from a failed joint in an older home can soak into timber and plaster, which is far harder to put right than the sealant itself.

Leaving a failed joint normally makes the job bigger, not smaller. If you’re unsure, ring 0345 464 0079 or drop us an email for an honest opinion and a quote.

Questions from Chalgrove

Is there a guarantee on floor joint sealing in Chalgrove?

Every job comes with our one-year guarantee, wherever it is. We are also fully insured and ARBOMaster approved.

Will you come out to Chalgrove?

Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you take out the old sealant first?

Yes, always, and completely. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.

Can you use decorators’ caulk instead?

Not where the floor moves or gets wet. It splits once the floor shifts and the gap reopens. A flexible sealant is the better choice.

Why does the gap under my skirting keep coming back?

It’s normally the floor moving: timber drying in winter, floors settling, or caulk that cannot stretch. A flexible sealant stays closed as the floor moves.

My floor grout keeps cracking in a line. Can you help?

Often, yes, where it suits the floor. We remove the grout and seal the line with flexible sealant.

Do you seal warehouse floor joints?

Yes. We clean out the joints and reseal them with a product suited to the floor. Let us know about the traffic and we’ll quote.

Are you insured?

Yes. We are fully insured.

New homes and floors in Chalgrove

Floors around Oxfordshire run from suspended timber in older homes to concrete in newer houses and units, and they do not all move the same way. The joint at the skirting or threshold has to allow for that.

If you look after a building such as Chalgrove Community Primary School, floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up. If you look after a church, hall or community building such as Church of St Mary, floor and skirting joints in halls and kitchens wear like any others.

From the centre of Chalgrove to the outskirts, we cover floor joint sealing for every kind of property, from flats and houses to offices and hotels. 443 places in Oxfordshire are on our list, large and small. Oxford is on our list too, around 9 miles away.

How the visit works

You don’t need to clear the whole room or building before we come, only the area right around the joints. Everything nearby is protected, and the work takes a few hours, depending on the length of joint for a typical job. Parking around Chalgrove is generally easier than in a town centre, but mention any lanes, gates or long drives. For outside work, side access and the height of the joints help us plan.

  1. We clear the edges of the floor so the joints are easy to reach.
  2. Old material is removed from the joint.
  3. We clean and dry the edges of the joint.
  4. We apply a flexible sealant suited to the floor and tooled.
  5. We check the joints and explain the aftercare.

Getting ready for the visit

  • Move anything stored near the joints
  • Mention any tricky access
  • Keep children and pets away from the work area

How we quote for floor joint sealing

We do not publish a price list, because jobs vary so much. What we look at:

  • Access and height
  • The product the joint needs
  • Working hours on commercial sites
  • How many areas need sealing

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. You will know the price before we begin.

Helping us quote

Before you ask for a quote, have a think about:

  • Any access issues, like height or stairs
  • What’s wrong with the joints now
  • Where the property is
  • Photos by email, if that is easy

For a quick quote, get us on the phone, or email us if that’s easier. Tell us about the joints that need doing and we’ll explain what’s involved before giving you a price.

What the job involves on each surface

Thresholds

Two different floors meeting at a threshold move differently. A flexible sealant bridges them.

Concrete floor joints

We clean concrete joints out thoroughly before sealing first. Backing goes in where the depth needs controlling.

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Sweep along the edges of the floor
  • Lift furniture rather than dragging it across joints
  • Check skirting joints after the heating season
  • Get cracks along tile grout lines looked at early

Keep off the joint for the time we give you. Feet are usually fine before mopping or wheeled traffic so we’ll give you each time.

Cracks along tile grout lines come back unless the movement is dealt with. Adding a movement joint early can stop cracks spreading to the tiles.
