Floor joint sealing near Boarhills

Joints and finishes in Boarhills homes

Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles. Floors around Fife run from suspended timber in older homes to concrete in newer houses and units, and they do not all move the same way. That’s why the skirting and threshold joints need a flexible seal.

In and around Boarhills, as anywhere, good floor joint sealing starts with a clean, dry, properly prepared joint. Community buildings like Boarhills Parish Church And Churchyard are part of the picture too: joints in its floors, skirtings and thresholds need resealing as they wear.

How we handle floor joint sealing in Boarhills

Where skirting is painted, we can use a flexible sealant that takes paint. For bathrooms and kitchens, silicone is generally the better choice. We work on tiled floors, skirting boards and wet room & bathroom floors, and the jobs we see most are rigid edge joints in tiled floors and floor edges that trap water and grime.

Work in a place like Boarhills is planned ahead, journey included. Inside work goes ahead in any weather; outside mastic needs a dry day.

We stand behind the work with a 12-month guarantee, so you are covered after we have gone.

What affects the quote in Boarhills

Call for a quick quote. The main things that affect it are:

  • The product the joint needs
  • Whether old sealant or filler has to be cut out
  • The number and length of the joints
  • Working hours on commercial sites

Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you’re not sure whether it needs doing, email us at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

Helping us quote

When you contact us, these details help:

  • What the problem is, such as mould, gaps, leaks or cracking
  • How many joints, rooms or windows are involved
  • Any previous sealing or DIY work
  • Photos by email, if that is easy

If you are in Boarhills and need floor joint sealing, send an email to info@mrmastic.co.uk. Tell us what the problem is and where, and we’ll agree the price before any work begins.

Common questions in Boarhills

Do you cover smaller places like Boarhills?

Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Is Boarhills in your area for floor joint sealing?

Yes. We work across all of Scotland, and Boarhills is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing, and we’ll send you a clear quote.

I rent my home. Can I book you?

Of course. Check with your landlord; we can send the quote to them too.

Will there be a smell?

It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.

Can sealant along the skirting be painted?

It depends on the sealant, so let us know first. Joints that will be painted get a paintable product, and silicone elsewhere.

Do you seal kitchen plinths to the floor?

Yes. Floor edges in bathrooms and kitchens get wet at every clean, so we seal them with silicone suited to wet areas.

How long does floor joint sealing take?

It depends on the size of the job, but most jobs take a morning or an afternoon for most homes. We’ll tell you when we quote.

What do you put in the joint?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Leave it or put it right?

Not every floor joint takes the same sealant: flexible sealant for skirting and tiles, silicone in wet areas, and floor-joint products for concrete. Using the wrong one is why many floor joints fail. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

What you get with us

  • Arbo and Everbuild products
  • Any old sealant cut out fully, not covered over
  • Colour agreed with you before any work starts
  • Domestic, commercial and hotel work

Different surfaces, different methods

Tiled floors

When grout cracks along a straight line, the floor is telling you it needs to move. That line is converted to a flexible joint where it suits the floor.

Thresholds

Threshold joints get a lot of feet, so the sealant has to be tough as well as flexible and neatly finished.

Landlords, agents and businesses in Boarhills

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.

What sealant work can’t fix

A few problems are outside what sealant work can do:

  • Movement too big for a sealant joint
  • Concrete repairs beyond the joint
  • Leaks from a failed tanking system

If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

Joints and surfaces we work on

  • Skirting boards
  • Wet room & bathroom floors
  • Concrete floor joints
  • Thresholds
  • Tiled floors
  • Commercial floors

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

What we do, step by step

At the end, we look at the finished work together. The work normally takes a few hours for most rooms, longer for large commercial floors, depending on the amount of work. Around Boarhills, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We clear the edges of the floor so the joints are easy to reach.
  2. Old material is removed from the joint.
  3. We clean and dry the edges of the joint.
  4. We apply a flexible sealant suited to the floor and tooled.
  5. Finally, we check the work and talk you through aftercare.

How to prepare

  • Let us know if you’ve seen damp or leaks
  • Let us know about earlier repairs to the joints
  • Move anything stored near the joints
