What affects the cost of floor joint sealing
Every job gets its own quote. These are the things that affect it:
- The size of the job
- The type of sealant required
- When we can work, for business premises
- The number of rooms or windows
A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.
What we need to know
There’s no need for technical detail. Just tell us:
- Photos by email, if that is easy
- Where the job is, and your postcode
- The problem you’ve noticed
- Any access issues, like height or stairs
There’s no standard price list, because every job is different. Instead, your job gets its own clear quote. To get started, call 0345 464 0079 or email us.
Floor joint sealing in Benover
Thresholds are where two floors, or a floor and a door, meet. We seal them with a flexible sealant suited to the floor finishes either side so the joint stays neat. We work on concrete floor joints, thresholds and tiled floors, and the jobs we see most are tiled floors with no room to move and chipped and open joints in warehouse floors.
In a village or hamlet like Benover, new homes are more likely to be a barn conversion or a handful of houses than a big estate. Each still needs its sealant and floor joints finished properly.
All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

How the visit works
You do not need to clear the whole room or building, only the area right around the joints. Everything nearby is protected, and the job takes a few hours, depending on the length of joint in most cases. Somewhere as small as Benover, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- We start by checking the floor, the joint and what traffic it takes.
- Any old caulk, grout or sealant is raked or cut out.
- We vacuum out the joint and add backing where the depth needs setting.
- We apply the sealant in a colour that suits the floor.
- The joint is tooled neatly and the cure time explained.
Before we arrive
- Tell us if parking is tricky
- Move anything stored near the joints
- Plan for the work area to be out of bounds to pets and children

Questions from Benover
Do you cover Benover for floor joint sealing?
Yes, Benover is within the area we cover. We work across London and the South East. Just ring 0345 464 0079 or drop us an email with a few details of the job, and we will send you a clear quote.
Do you work for landlords with property near Yalding station?
Yes, rental work is part of what we do. You can ring 0345 464 0079 or send us an email with the address and a few details, and we’ll give you a fixed price before any work starts.
Can you match the sealant colour?
Yes. White, clear and grey are common, and other colours are available for many products, and we agree the colour with you before any work starts.
What does floor joint sealing cost?
There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.
Can sealant along the skirting be painted?
For painted skirting, we use a flexible product that can be painted. Silicone is not made to be painted, so we use it where the joint stays unpainted.
Do you seal kitchen plinths to the floor?
Yes. We cut out any old sealant or caulk and reseal with flexible silicone.
Can you reseal concrete floor joints in an industrial unit?
Yes. Concrete floor joints in warehouses and units are part of our work. We’ll talk through the traffic and choose a sealant suited to it.
Will it make a mess?
Not at all. The area is protected while we work and cleaned up afterwards.
How to look after the new joints
A little care helps the new joints last. We recommend:
- Do not fill floor joints with caulk where they move or get wet
- Sweep along the edges of the floor
- Walk round the room once a year and look at the edges
- Keep floor cleaning water to a minimum at the edges
Follow the cure time before walking on or cleaning the joint. Feet are generally fine before mopping or wheeled traffic, and we will tell you both.
Concrete joints damaged by traffic get worse quickly. Early resealing helps keep the joint intact and the floor safer.
Landlord and commercial work in Benover

Floor joint sealing in Benover: local notes
Across Kent, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. The joint at the skirting or threshold has to allow for that.
Schools such as Hunton Church of England Primary School are buildings too, and floor and threshold joints in busy corridors wear quickly and are best resealed early. If you look after a church, hall or community building such as St Peter's and St Paul's Church, joints in its floors, skirtings and thresholds need resealing as they wear. If you let a flat or house near Yalding station, open skirting and floor joints collect dirt and water, so seal them while the property is empty.

What we can’t put right
Honest advice matters more to us than a booking, so here’s what sealant cannot fix:
- Subfloor problems that need a flooring contractor
- Structural movement or subsidence
- Loose, hollow or cracked tiles, which need a tiler
Not sure which it is? You can call 0345 464 0079 or send us an email and we will tell you honestly before booking.

DIY versus a professional finish
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
What the job involves on each surface
Tiled floors
Perimeter joints in tiled floors should be sealant, not grout. We rake out any grout there and reseal.
Thresholds
Threshold joints get a lot of feet, so we choose a hard-wearing, flexible product and tool it flush.
