Fire rated sealant around Wootton

Workplaces and the common parts of blocks of flats in England need a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, and gaps around services are often picked up there. We work to the specification you are given, installing the product to its tested details. Wootton has hotels and guest accommodation in and around it. Hotel work can be planned room by room, with out-of-hours working where needed.

For buildings such as Church of St Mary, older buildings that have had new heating or wiring often have service gaps worth checking. Rented homes near Tackley station change hands often, and new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

Wootton is about 5 miles north-west of Kidlington, in Oxfordshire. From the centre of Wootton to the outskirts, fire rated sealant is available for homes and businesses alike. Wootton is one of 443 towns and villages in Oxfordshire we cover. We also work in Oxford, around 10 miles away.

We work across OX20 for fire rated sealant. Whether your property is on Top Lane, Tew Lane and Mill Lane or anywhere close by, we can help. If you are just outside Wootton, we cover Glympton (1 mile north-west), Woodstock (2 miles south), Bunkers Hill (3 miles south-east), Tackley (3 miles east) and Shipton-on-Cherwell (3 miles south-east). We also work in nearby towns such as Oxford (10 miles south-east), Banbury (13 miles north), Bicester (9 miles east), Abingdon-on-Thames (14 miles south), Witney (8 miles south-west) and Carterton (12 miles south-west).

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

How we quote for fire rated sealant

Your quote is based on your job. We take into account:

  • Working hours on commercial sites
  • How much old sealant there is and how hard it is to remove
  • Whether there’s mould to deal with
  • The amount of work

Doing several joints on one visit is generally more efficient than separate visits, so it’s worth mentioning everything you’d like done. You will get one clear quote for the whole job.

Helping us quote

Photos help, but a description is a good start. Try to tell us:

  • If it’s domestic, commercial or a hotel
  • How we’d reach the joints
  • What’s wrong with the joints now
  • The rough size of the job

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we will talk you through what we’d do. When it suits you, call 0345 464 0079 or email us.

Common problems we fix in Wootton

Over time, buildings change layout and use. Conversions to flats and HMOs, and office refits, create new walls and new routes for services, with gaps to match.

If you can see any of these, it’s time to have the joints looked at:

  • Seals cut through by electricians, plumbers or data installers
  • Open joints along the top of partitions
  • Door frames with gaps between frame and wall
  • Holes left by a change of layout

Managing a site like Wootton-By-Woodstock Church of England Primary School? Then service openings in fire-resisting walls need checking after any refurbishment.

Comparing quotes

  • Which colour the sealant will be
  • What insurance they hold
  • Who turns up on the day
  • Whether all the old sealant comes out first

Questions from Wootton

Do you take on hotel work around Wootton?

Yes, we work for hotels as well as homes and businesses. A room-by-room programme keeps most rooms in use while the work goes on.

I let a flat near Tackley station. Can you help?

Yes, rental work is part of what we do. Just call 0345 464 0079 or drop us an email and tell us about the property, and we will send you a clear quote.

Are you insured?

Yes. We are fully insured.

Are you an approved applicator?

Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

Will there be a smell?

That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.

Where do you work from?

Mr Mastic is based in Crawley. We cover Wootton and the rest of Oxfordshire, along with the rest of our area.

Can you do several jobs on one visit?

Of course. Doing several areas at once is normally more efficient, so mention them when you ask for a quote.

What information do you need?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

How to look after the new joints

Looking after new joints is easy:

  • Ask every contractor to reseal any fire stopping they disturb
  • Include fire stopping when you schedule refits
  • Do not paint over fire sealant until it has cured
  • Look in service cupboards and ceiling voids from time to time

Include fire stopping in your regular building checks. Look for cracks, gaps or sealant that has been cut or pulled out and have them put right.

Leave a fire-stopping gap open and smoke can move through the building much more easily. Closing it is generally a straightforward job.

What happens on the day

All our tools and materials come with us in the van. Once we have agreed what’s being done, we protect the area and start. Most jobs take a few hours for a handful of gaps, and longer for a whole building. Somewhere as small as Wootton, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First we work through your list or survey, measuring each gap and checking what it’s formed in.
  2. We remove any old or unsuitable filler and clean the gap.
  3. Where the tested detail needs backing or fill, we fit it.
  4. We apply the fire-rated or intumescent sealant to the specified depth and tool it.
  5. Locations and products are noted so you have them on file.

Getting ready for the visit

  • Let us know about earlier repairs to the joints
  • Try not to wet indoor joints just before the visit
  • Keep pets and children clear of the area while we work

When something else is needed

To be straight with you, some problems need a different trade:

  • Assessing a building’s fire safety
  • Issuing a fire rating or certificate for a building
  • Fire doors that need new seals, closers or hardware

Not sure which it is? You can ring 0345 464 0079 or drop us an email and we’ll tell you honestly.

Where we work in Wootton

  • Door frames
  • Pipe & cable gaps
  • Flats & HMOs
  • Linear gaps
  • Plasterboard & masonry
  • Service penetrations

Different surfaces, different methods

Service penetrations

Wherever a service goes through a fire-resisting wall or floor, there’s a gap around it. The sealant is chosen for what passes through and how wide the gap is.

Plasterboard walls

Plasterboard partitions are common in flats, offices and conversions. We use a product tested in that kind of wall for each gap size.
