Why deal with it now?

A quick fill with any sealant to hand is not fire stopping. A fire-rated product only performs as tested when it’s installed to its tested detail, which is why we match the product and the method to each gap. Where a wall is exposed, as many are in small places like Sydenham, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

The cost reflects the work involved, not guesswork. That’s why we ask about the job first and give you a clear price before work begins.

Why us?

  • A 12-month guarantee on all work
  • Approved under the ARBOMaster scheme
  • Rated 4.9 stars on Google
  • Tidy, careful work

Fire rated sealant for homes and businesses in Sydenham

Intumescent sealant looks much like any other sealant until it gets hot; in a fire it expands into the joint. The right product depends on the gap size, the substrate and what passes through. We work on linear gaps, flats & HMOs and service penetrations, and people most often call us about open joints along the top of partitions and old fire sealant that has split or come away.

If you have holiday lets, a converted barn used for business or a community building near Sydenham, the washrooms, kitchens and any fire-rated joints need the same care as a big site.

The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we will put it right.

Do you need fire rated sealant in Sydenham?

Sealant applied too thin, without the backing its detail needs, or onto dust will not perform as it was tested. We see plenty of fire stopping that was hurried, especially where it was squeezed in at the end of a project.

Look out for any of the following:

  • Standard silicone or caulk in a fire-stopping gap
  • Holes left by a change of layout
  • Unsealed gaps around fire door frames
  • Damaged fire sealant left by other trades

If you let a flat or house near Haddenham & Thame Parkway station, any gap left by new services in shared walls should be closed with a fire-rated product.

What affects the cost of fire rated sealant

For a quick quote, just ask. The main things that affect it are:

  • How many rooms, windows or areas are involved
  • The amount of work
  • Whether there’s mould to deal with
  • Which sealant suits the joint

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

Questions from Sydenham

Is Sydenham within the area you cover?

Yes, Sydenham is covered. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

I let a flat near Haddenham & Thame Parkway station. Can you help?

Yes, rental work is part of what we do. You can phone 0345 464 0079 or drop us an email with the address and a few details, and we’ll give you a fixed price before any work starts.

Can you seal over the old sealant?

No, because it fails. We remove every bit of old sealant first, so the new sealant bonds properly.

What’s the difference between intumescent and fire-rated sealant?

An intumescent material expands when it’s heated. Intumescent sealants are a type of fire-rated sealant and which one is used depends on the job.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator and we are fully insured too.

Do you take out the old sealant first?

Yes, every time. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.

Is there any odour?

There can be a smell while the sealant cures, which fades as it sets. Opening a window helps.

Which products do you use?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we’ll explain our choice.

What the job involves on each surface

Linear gaps

A linear joint may need to allow for movement as well as fire. We choose a product and depth that suit the gap and the movement from the manufacturer’s details.

Masonry and concrete

For masonry and concrete, we use a product tested in that substrate. The gap is cleaned of dust first.

Workplaces and buildings in Sydenham

Workplaces and the common parts of blocks of flats in England need a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, which is often where open fire-stopping gaps are first noticed. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details.

For buildings such as Church of St Mary, gaps around pipes and cables are worth checking after any building work there.

How to look after the new joints

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Check whether a sealant can be painted before decorating over it
  • Include hidden areas like risers in routine checks
  • Make resealing part of every contractor’s brief
  • Store the list of sealed gaps with your building paperwork

Do not add foam, filler or ordinary sealant over a fire seal. If it needs repair, use the same type of product. We can tell you which product we used.

Open gaps don’t only matter in a fire: they also let noise, draughts and sometimes pests through. Dealing with them early helps with all of these.

What happens on the day

There is not much for you to do on the day. Point us to the joints and we’ll get on with it. The job generally takes from a few hours to a few days, depending on the number of gaps and the access, including the tidy-up. For a village or hamlet like Sydenham, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. Before starting, we go through the specification or action list with you.
  2. Each gap is measured and its substrate and service noted.
  3. Any non-fire-rated filler is removed and the faces cleaned.
  4. The specified fire-rated sealant goes in over any backing its detail requires.
  5. Every location is recorded with the product used for your files.

How to prepare

  • For indoor joints, keep the area dry beforehand if you can

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
