Fire-rated sealant in New Yatt, Oxfordshire

Fire rated sealant in New Yatt, done properly
Ordinary silicone or decorators’ caulk in a fire-stopping gap is not a fire-rated seal. Anything unsuitable comes out first and the gap is resealed with a product tested for that use. If you have ordinary sealant used where a fire-rated product was needed and linear gaps at the head of walls, we can put it right, on plasterboard & masonry, linear gaps and service penetrations alike.

Commercial buildings in New Yatt
Workplaces and the common parts of blocks of flats in England need a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, and gaps around services are often picked up there. We work to the specification you are given, installing the product to its tested details.
Schools such as North Leigh Church of England (Controlled) School are buildings too, and gaps opened by contractors for new cabling are a common finding in schools and offices. For landlords with property near Finstock station, new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant. Community buildings like St Mary's Church are part of the picture too: older buildings that have had new heating or wiring often have service gaps worth checking.

How it works
On the day, we start by going over the job with you. We protect the surfaces around the joints before any work begins. Most jobs take anything from a few hours to several days, depending on how many gaps there are. Somewhere as small as New Yatt, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We start with the survey or action list, checking the size and surfaces of every gap.
- Anything that isn’t fit for the job comes out, and the gap is cleaned.
- Where the tested detail needs backing or fill, we fit it.
- Fire-rated or intumescent sealant is applied to the right depth and tooled.
- Locations and products are noted so you have them on file.
Before we arrive
- Keep pets and children clear of the area while we work
- Clear the area around the work
- Where the joints are inside, avoid wetting them before we arrive

Advice
DIY versus a professional finish
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

What happens if it’s left?
Leaving a gap until a refurbishment comes round can mean years with it open. On its own, sealing it now is a small job. Where a wall is exposed, as many are in small places like New Yatt, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.
No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

How we quote for fire rated sealant
There’s no set price list, because no two jobs are the same. What we look at:
- How many areas need sealing
- How much there is to do
- How easy the joints are to reach
- Mould in or behind the old joints
A failed joint rarely gets cheaper to fix by waiting. If you’re unsure, phone 0345 464 0079 or drop us an email for an honest opinion and a quote.
What to tell us for a quote
You don’t need to know the technical terms. Just tell us:
- Access, such as stairs, a lift or height
- Where the job is, and your postcode
- Whether it has been sealed before
- The type of property
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email photos if that’s easy.
Honest limits
We’d rather tell you now than do work that will not last, so these are the limits:
- Doors that aren’t fire doors in the first place
- Assessing a building’s fire safety
- A wall that isn’t a fire-resisting element to begin with
Not sure which it is? You can ring 0345 464 0079 or drop us an email and we’ll tell you honestly before you book.

Looking after it afterwards
How long the joints last depends on use and care. Here’s what we suggest:
- Keep general-purpose foam and caulk away from fire-stopping gaps
- Include fire stopping when you schedule refits
- Do not paint over fire sealant until it has cured
- File the fire-stopping record where your assessor can find it
Tell other trades that the gaps have been sealed, and make sure anything they disturb is resealed with a suitable product. Later work is a common cause of damaged fire stopping.
Open gaps don’t only matter in a fire: they also let noise, draughts and sometimes pests through. Dealing with them early helps with all of these.
What the job involves on each surface
Linear gaps
Head-of-wall gaps are often hidden above suspended ceilings. We seal them along their full length leaving no stretch unsealed.
Plasterboard walls
Many fire-resisting walls in flats, offices and conversions are plasterboard. The sealant has to be one tested in plasterboard for each gap size.
Common questions in New Yatt
Do you cover smaller places like New Yatt?
Yes, New Yatt is covered. We work across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Do you work for landlords with property near Finstock station?
Yes. We work for landlords and letting agents as well as householders, and several properties can go on one quote. Just call 0345 464 0079 or drop us an email with the address and what needs doing, and we will send you a clear quote.
Can I do it myself?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.
Will you assess my building’s fire safety?
No, we do not assess buildings. When your assessor or designer has set out what’s needed, we’ll quote for the sealant work on it.
Do the sealants smell?
That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.
Can new sealant go over the old?
No. Fresh sealant does not stick to old sealant, and anything trapped underneath, including mould and water, stays there. We remove it all first.
Do you have insurance?
Yes, we are fully insured for domestic and commercial work.
What do you put in the joint?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
