About our fire rated sealant in Minster Lovell

Intumescent sealant looks much like any other sealant until it gets hot; then it swells to help close the gap. Which product suits a gap depends on its width, the materials either side and what runs through it. We work on door frames, service penetrations and flats & HMOs, and common reasons people get in touch are fire stopping disturbed by later work and gaps flagged on a fire risk assessment.

If you have holiday lets, a converted barn used for business or a community building near Minster Lovell, the washrooms, kitchens and any fire-rated joints need the same care as a big site.

Each job carries a 12-month guarantee.

Common problems we fix in Minster Lovell

Lots of unsealed gaps appear long after the building was completed. New cables, pipes and data runs go through walls and ceilings and the hole they leave does not always get resealed.

It’s worth asking for a quote if you see:

  • Open joints along the top of partitions
  • New service routes left unsealed after building work
  • Door frames with gaps between frame and wall
  • Ordinary sealant used where a fire-rated product was needed

For site and facilities teams at buildings such as St Kenelm's Church of England (VC) School, fire-stopping around service openings should be restored whenever new services go in.

Before booking anyone

  • Whether VAT is included
  • What insurance they hold
  • Which colour the sealant will be
  • What happens if they find a problem under the old sealant

Commercial buildings in Minster Lovell

Workplaces and the common parts of blocks of flats in England need a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, which is often where open fire-stopping gaps are first noticed. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details.

Community buildings like Church of Saint Kenelm are part of the picture too: service openings in its walls need the right fire-rated sealant, as in any building.

Minster Lovell: your questions answered

Will you come out to Minster Lovell?

Yes. Minster Lovell is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Is fire rated sealant in Minster Lovell guaranteed?

All our work, in Minster Lovell and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.

Can I use normal mastic around a pipe through a fire wall?

No. A gap that needs fire stopping needs a tested fire-rated product.

Do I have to be there?

That depends on where the joints are. Inside work needs someone to give us access.

Can you work in occupied buildings?

Yes. Flats, HMOs, offices, schools and other occupied buildings are all part of our work. We agree access and the order of work with you first.

How long does fire rated sealant take?

That depends on how much there is to do, but as a guide it takes anything from a few hours to several days, depending on how many gaps there are. We will give you a better idea when we quote.

Where are you based?

Our base is in Crawley, and we cover South East England, London and all of Scotland.

Can you tell me how many minutes the seal will last?

We do not give ratings or certificates for our work. Your specification sets the requirement, and we fit a product whose tested details meet it, recording the locations and products.

How the visit works

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes from a few hours to a few days, depending on the number of gaps and the access. In a small place like Minster Lovell, access is normally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
  2. Each gap is measured and its substrate and service noted.
  3. Any non-fire-rated filler is removed and the faces cleaned.
  4. We fit backing where needed and apply the fire-rated sealant to depth.
  5. Every location is recorded with the product used.

Getting ready for the visit

  • Let us know about earlier repairs to the joints
  • Plan for the work area to be out of bounds to pets and children
  • Clear items away from the joints we’re working on

What the job involves on each surface

Door frames

Our work is the joint between frame and wall. Doors, seals and closers are for a door specialist.

Linear gaps

Some linear gaps have to cope with movement as well as fire. The product and depth are chosen to suit both from the manufacturer’s details.

Keeping the joints in good condition

So the new joints stay in good condition:

  • Do not fill fire-stopping gaps with ordinary foam or silicone
  • File the fire-stopping record where your assessor can find it
  • Ask every contractor to reseal any fire stopping they disturb
  • Get damaged fire seals looked at promptly

Follow the cure time we give you before decorating over the sealant. Some fire-rated sealants can be painted and some cannot and we’ll tell you which one you have.

If a fire risk assessment has flagged a gap, do not leave it for the next one. Have it sealed, then keep the record so you can show it was dealt with.

What sealant work can’t fix

A few problems are outside what sealant work can do:

  • Assessing a building’s fire safety
  • Doors that are not fire doors in the first place
  • Openings too large for sealant, which need batts, boards or another system

If you are not sure, just ring 0345 464 0079 or drop us an email and we’ll give you a straight answer before booking.

What we seal

  • Flats & HMOs
  • Plasterboard & masonry
  • Service penetrations
  • Door frames
  • Linear gaps
  • Pipe & cable gaps

DIY versus a professional finish

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
