Fire rated sealant near Lathbury

Fire rated sealant in Lathbury, done properly

Filling a fire-stopping gap with standard silicone or caulk does not make it fire-rated. We cut out the wrong material and reseal with a fire-rated product tested for that kind of gap. We’re often asked to deal with unsealed gaps where pipes and cables go through a wall and new service routes left unsealed after building work, on plasterboard & masonry, door frames and flats & HMOs.

For holiday lets, converted business premises or a community building near Lathbury, the washrooms, kitchens and any fire-rated joints need the same care as a big site.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

Different surfaces, different methods

Plasterboard walls

In plasterboard walls, the condition of the board edge matters. Crumbling edges are cleaned back before the sealant goes in.

Door frames

A door can only do its job if the gap behind its frame is sealed too. We fill it with a fire-rated product suited to the materials either side.

What happens if it’s left?

Fire-rated sealants need more care than everyday sealant. How it’s installed changes how it performs, and we work to the product details every time. Around Lathbury, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Your questions about fire rated sealant in Lathbury

I let a flat near Wolverton station. Can you help?

Yes, landlords and agents are among the people we work for. You can ring 0345 464 0079 or drop us an email with the details for a clear quote.

Will you come out to Lathbury?

Yes. Lathbury is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Can you tell me which gaps need fire stopping?

No. We follow the requirements from your assessor, designer or building control.

Should I try DIY first?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.

What’s the difference between intumescent and fire-rated sealant?

Intumescent describes a material that swells in heat. Many fire-rated sealants work this way, but not all, and the choice depends on the gap.

Can I choose the sealant colour?

In most cases you can choose. We will tell you which colours the right product comes in and agree one before any work starts.

What do you put in the joint?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We will tell you what we’re using and why.

Will it make a mess?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

How the visit works

On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The work itself takes anything from a few hours to several days, depending on how many gaps there are from start to finish. Somewhere like Lathbury needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. Old, damaged or unsuitable sealant is removed.
  3. Gaps are cleaned of dust and loose material.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. We record what was done and flag anything that needs a different system.

Preparing for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Keep pets and children clear of the area while we work
  • Let us know if you’ve seen damp or leaks

Advice

Can I do it myself?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Landlords, agents and businesses in Lathbury

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we will give you a quote.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

When something else is needed

New sealant cannot fix everything, and we’d rather say so up front. It will not solve:

  • Issuing a fire rating or certificate for a building
  • Assessing a building’s fire safety
  • Openings too large for sealant, which need batts, boards or another system

If in doubt, phone 0345 464 0079 or email us and we will say what we think before booking.
