Fire rated sealant in Henton

Until it’s heated, intumescent sealant behaves like an ordinary sealant; in a fire it expands into the joint. The right product depends on the gap size, the substrate and what passes through. We are often asked to deal with gaps flagged on a fire risk assessment and linear gaps at the head of walls, across plasterboard & masonry, pipe & cable gaps and service penetrations.

For a small place like Henton, the journey and timings are agreed in advance, so it can be fitted around guests, clients or events where possible.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Why act early in Henton

For some gaps, sealant is not the right answer and another system is needed. Big openings, bundles of cables and plastic pipes may need batts, collars or wraps instead. We will say so if a gap needs something other than sealant. Around Henton, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

The cost reflects the work involved, not guesswork. That is why we ask about the job first and agree the price before starting.

What we do, step by step

On the day, we look over the joints with you first, so there are no surprises. Surfaces next to the work are protected before we start. Most jobs take from a few hours to a few days, depending on the number of gaps and the access. Somewhere like Henton needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. Access to each area is agreed so the work can run in order.
  2. Old, damaged or unsuitable sealant is removed.
  3. Dust and loose debris are cleaned from each gap.
  4. We apply and tool the sealant to the product’s tested detail.
  5. We record what was done and flag anything that needs a different system.

Getting ready for the visit

  • Clear items away from the joints we are working on
  • Plan for the work area to be out of bounds to pets and children
  • Mention if the joints have been sealed before

Advice

Henton questions

I let a flat near Princes Risborough station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just phone 0345 464 0079 or email us with the address and what needs doing, and we will send you a clear quote.

Do you cover smaller places like Henton?

Yes, Henton is covered. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

What does fire rated sealant cost?

Size, access and the old material all affect the cost. Ask us for a quote and we’ll talk you through it.

Do you provide details of the products used?

Yes. We note each location and the product that went in so it’s there for the next inspection.

What fire rating will the seal have?

We do not issue ratings or certificates ourselves. The performance comes from the product’s tested details and the specification from your assessor or designer, and we install to them.

Do the sealants smell?

It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.

Is there a guarantee?

Yes, always. There’s a 12-month guarantee on every job, wherever you are.

Can ordinary silicone be used in a fire-stopping gap?

No. Where a fire-rated seal is needed, it has to be a product tested for that use, installed to its details.

When something else is needed

We will not take on work that won’t last, so these are the limits:

  • Fire risk assessments, which need a qualified assessor
  • Sign-off of the building, which sits with building control or your assessor
  • Problems with the door itself rather than the gap around the frame

If in doubt, call 0345 464 0079 or email us and we will say what we think.

Surfaces we seal

  • Door frames
  • Pipe & cable gaps
  • Plasterboard & masonry
  • Service penetrations
  • Flats & HMOs

DIY sealant or a professional job?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

What affects the cost of fire rated sealant

The price is agreed before any work begins. It takes into account:

  • The number and length of the joints
  • Whether the work is at height
  • Whether there’s mould to deal with
  • How many rooms, windows or areas are involved

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Asking for a quote

Photos by email are helpful but not essential. Try to tell us:

  • If it’s domestic, commercial or a hotel
  • What the problem is, such as mould, gaps, leaks or cracking
  • How many joints, rooms or windows are involved
  • Where the job is, and your postcode

There’s no standard price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To get started, ring 0345 464 0079 or drop us an email.

Workplaces and buildings in Henton

Workplaces and the common parts of blocks of flats in England need a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, and gaps around services are often picked up there. We work to the specification you are given, installing the product to its tested details.

If you let a flat or house near Princes Risborough station, any gap left by new services in shared walls should be closed with a fire-rated product. Community buildings like Church of the Holy Trinity are part of the picture too: gaps around pipes and cables are worth checking after any building work there.

How to look after the new joints

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Allow for resealing whenever new services are run
  • Check risers, ceiling voids and cupboards during building checks
  • Ask every contractor to reseal any fire stopping they disturb
  • Never patch a fire seal with standard sealant

Leave the sealant to cure fully before painting near it. Not every fire-rated sealant takes paint and we’ll tell you which one you have.

Open gaps don’t only matter in a fire: noise, draughts and even pests can come through too. Dealing with them early helps with all of these.

How the job changes by surface

Linear gaps

Linear gaps run along the head of walls, at floor edges and between panels. They’re sealed with a fire-rated sealant over backing where the detail calls for it.

Plasterboard walls

Plasterboard partitions are common in flats, offices and conversions. The sealant has to be one tested in plasterboard for the gap we are sealing.
