Workplaces and buildings in Hardwick

Workplaces and the common parts of blocks of flats in England need a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, which is often where open fire-stopping gaps are first noticed. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details.

In and around Hardwick, as anywhere, good fire rated sealant starts with a clean, dry, properly prepared joint. Community buildings like Church of St Mary are part of the picture too: gaps around pipes and cables are worth checking after any building work there.

Hardwick is about 3 miles south-east of Witney, in Oxfordshire. Hardwick gets the same service as everywhere we cover: the old material taken out, joints prepared properly and a 12-month guarantee. Hardwick is one of 443 places in Oxfordshire we cover for fire rated sealant. We also work in Oxford, around 9 miles away.

Our applicators cover all of the OX29 postcode area for fire rated sealant. With the B4449 close by, Hardwick is easy for our applicators to reach. We also cover Brighthampton (2 miles south), Ducklington (2 miles north-west), Standlake (2 miles south-east), High Cogges (2 miles north) and South Leigh (2 miles north-east). About our fire rated sealant in Hardwick

Deciding which gaps need fire stopping isn’t our role; that comes from your fire risk assessor, designer or building control. What we do is apply the right product to that specification, properly and neatly. If you have ordinary sealant used where a fire-rated product was needed and cracked or shrunken fire-rated sealant, we can help, whatever the surface.

Work in a small place like Hardwick is planned ahead, journey included, so the job can fit around bookings, guests or opening times where possible.

Our work is backed for twelve months, in Hardwick and everywhere else we cover.

Should I try it myself first?

If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Honest limits

Before you book, it’s worth knowing the limits too:

  • Big openings where sealant alone isn’t the tested solution
  • Fire doors that need new seals, closers or hardware
  • Sign-off of the building, which sits with building control or your assessor

If in doubt, phone 0345 464 0079 or drop us an email and we will say what we think.

Joints and surfaces we work on

  • Service penetrations
  • Flats & HMOs
  • Linear gaps
  • Door frames
  • Pipe & cable gaps
  • Plasterboard & masonry

The process

We bring everything the job needs with us, so there’s nothing for you to buy. After a quick look at the joints together, the area is protected and the work begins. It normally takes from a few hours to a few days, depending on the number of gaps and the access. For a village or hamlet like Hardwick, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. Access to each area is agreed so the work can run in order.
  2. Old, damaged or unsuitable sealant is removed.
  3. Dust and loose debris are cleaned from each gap.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. Locations and products are written up and any gaps unsuitable for sealant are flagged.

Getting ready for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Move anything stored near the joints
  • Let us know about parking restrictions

How to get a quote

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add photos by email if you can.

Advice

What the job involves on each surface

Service penetrations

Wherever a service goes through a fire-resisting wall or floor, there’s a gap around it. We seal it with a product tested for that service and gap size.

Door frames

Our work is the joint between frame and wall. Doors, seals and closers are for a door specialist and we’ll mention anything we notice.

How to look after the new joints

So the new joints stay in good condition:

  • Don’t fill fire-stopping gaps with ordinary foam or silicone
  • Make resealing part of every contractor’s brief
  • File the fire-stopping record where your assessor can find it
  • Include fire stopping when you schedule refits

Leave the sealant to cure fully before painting near it. Not every fire-rated sealant takes paint.

A gap left open in a fire-resisting wall or floor lets smoke spread in ways the building wasn’t designed for. Closing it is generally a straightforward job.

For landlords and businesses

Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we will give you a quote.

What affects the cost of fire rated sealant

You’ll get a clear quote before work begins. It’s based on:

  • Whether the work is at height
  • When we can work, for business premises
  • Mould in or behind the old joints
  • How much old sealant there is and how hard it is to remove

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • Access, such as stairs, a lift or height
  • Roughly how big the job is
  • If it’s domestic, commercial or a hotel
  • Photos by email, if that is easy

There’s no standard price list. Instead, we give you a clear quote for your job. To arrange one, ring 0345 464 0079 or drop us an email.

Hardwick questions

What guarantee comes with fire rated sealant in Hardwick?

Every job comes with our 12-month guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.

Will you come out to Hardwick?

Yes, we do. We work across London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

Do you carry out fire risk assessments?

No, we do not assess buildings. Once you have a specification or action list from your assessor or designer, we will quote for the sealant work on it.

Do you take out the old sealant first?

Yes. We cut out all the old sealant and clean the joint before applying anything new.

Can you tell me how many minutes the seal will last?

Ratings and certificates aren’t something we issue. What’s required is set by your assessor or designer, and the product’s tested details show what it achieves; we install to those details and record what we did.

Do the sealants smell?

It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.

Where are you based?

Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.

What do you need from me for a quote?

Only a few details: where it is, what you’ve noticed and how we reach it. Then ring 0345 464 0079 or drop us an email.
