Fire rated sealant in Gateside

Fire rated sealant for homes and businesses in Gateside

Filling a fire-stopping gap with standard silicone or caulk doesn’t make it fire-rated. Anything unsuitable comes out first and reseal with a fire-rated product tested for that kind of gap. We work on pipe & cable gaps, linear gaps and flats & HMOs, and common reasons people get in touch are ordinary sealant used where a fire-rated product was needed and holes left by a change of layout.

In a smaller place like Gateside, commercial jobs are more likely to be a hotel, guest house, school, surgery or community hall than an office block. All of them have washrooms, kitchens and fire-rated joints that need looking after.

A one-year guarantee comes as standard.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

Surface by surface

Linear gaps

Linear gaps run along the head of walls, at floor edges and between panels. We seal them to the tested detail, with backing where it’s needed.

Masonry and concrete

Masonry is dusty and porous, so preparation matters. We brush and vacuum the gap and use backing where the detail needs it before applying the sealant.

Why it’s worth doing now in Gateside

An unsealed gap lets smoke and fire get round a wall that was built to hold them back. Sealing it properly restores what the wall was there to do, and the work involved is often modest. Around Gateside, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we’ll explain what it covers.

How it works

We bring everything the job needs with us, so there’s nothing for you to buy. Once we have agreed what’s being done, we protect the area and start. Most jobs take anything from a few hours to several days, depending on how many gaps there are. For a place like Gateside, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. First we work through your list or survey, measuring each gap and checking what it’s formed in.
  2. We remove any old or unsuitable filler and clean the gap.
  3. We put in whatever backing or fill the product detail specifies.
  4. The sealant goes in to the depth its detail sets, then it’s tooled off.
  5. Locations and products are noted so you have them on file.

Preparing for the visit

  • Let us know if you’ve seen damp or leaks
  • Let us know about earlier repairs to the joints
  • Tell us if parking is tricky

When to call us in Gateside

Many open fire-stopping gaps are made after the building is finished. New cables, pipes and data runs go through walls and ceilings and the hole they leave does not always get resealed.

These are the problems we’re asked about most:

  • Sealant items on a fire risk assessment action list
  • Fire stopping disturbed by later work
  • Open holes round services passing through fire walls
  • Unsealed gaps around fire door frames

If you look after a church, hall or community building such as Edenshead Church, service openings in its walls need the right fire-rated sealant, as in any building.

When it isn’t the sealant

In fairness, there are a few things sealant will not fix:

  • Large holes that need a different fire-stopping system
  • A wall that is not a fire-resisting element to begin with
  • Doors that aren’t fire doors in the first place

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before booking.

What we seal

  • Door frames
  • Pipe & cable gaps
  • Plasterboard & masonry
  • Flats & HMOs
  • Linear gaps
  • Service penetrations

Looking after it afterwards

How long the joints last depends on use and care. We suggest:

  • Ask which product was used before you paint
  • Include hidden areas like risers in routine checks
  • Get damaged fire seals looked at promptly
  • Keep photos of seals that will be hidden

Tell other trades that the gaps have been sealed, and ask them to reseal anything they cut through. A lot of damaged fire stopping comes from later work.

An open gap is not only a fire issue: noise, draughts and even pests can come through too. Sealing them early helps on every front.
