Workplaces and buildings in East Hagbourne

In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, and gaps around services are often picked up there. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details.

For buildings such as Church of St Andrew, older buildings that have had new heating or wiring often have service gaps worth checking. Schools such as Hagbourne Church of England Primary School are buildings too, and service openings in fire-resisting walls need checking after any refurbishment.

About our fire rated sealant in East Hagbourne

In flats, HMOs, offices and schools, fire stopping is often disturbed by later work. A new cable run or a replaced pipe can leave an open hole behind. Those are the gaps we close, using a tested fire-rated product. Common call-outs are for fire seals that have cracked with movement and standard silicone or caulk in a fire-stopping gap, on linear gaps, service penetrations and door frames.

For holiday lets, converted business premises or a community building near East Hagbourne, the washrooms, kitchens and any fire-rated joints need the same care as a big site.

Our work is backed for twelve months, in East Hagbourne and everywhere else we cover.

For landlords and businesses

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

Housing providers, facilities teams and property managers book us too. We can quote a run of properties together.

Gaps also open up as buildings move: a seal that cracks or pulls away leaves a path for smoke. Damage from cleaning, knocks and maintenance adds to it.

The most common problems we see are:

  • Holes left by a change of layout
  • Joints picked up in a fire-stopping survey
  • Standard silicone or caulk in a fire-stopping gap
  • Unsealed gaps around fire door frames

Rented homes near Didcot Parkway station change hands often, and new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

How the visit works

At the end, we look at the finished work together and tell you how long to leave it. The work normally takes anything from a few hours to several days, depending on how many gaps there are, depending on the size of the job. Somewhere like East Hagbourne needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. Access to each area is agreed so the work can run in order.
  2. We take out any damaged or unsuitable sealant.
  3. Dust and loose debris are cleaned from each gap.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. We record what was done and flag anything that needs a different system.

How to prepare

  • Mention any parking rules near the property
  • Tell us about any previous sealing or DIY attempts
  • For indoor joints, keep the area dry beforehand if you can

Advice

East Hagbourne questions

Can you help a landlord with a rental near Didcot Parkway station?

Yes, we work for letting agents and landlords. Just ring 0345 464 0079 or email us and tell us about the property, and we’ll give you a clear price.

Do you cover East Hagbourne for fire rated sealant?

Yes. Our work covers London and the South East, and East Hagbourne is part of that. Just phone 0345 464 0079 or drop us an email with a few details of the job.

Are you fully insured?

Yes. We’re fully insured, and we’ve been doing sealant work for more than 20 years.

Do you seal gaps around fire door frames?

Yes. Gaps behind architraves are a common job for us. The door and its fittings are a separate job for a door specialist.

Is it worth trying it myself?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

Do you provide details of the products used?

Yes. We note each location and the product that went in so it’s there for the next inspection.

Do you certify the fire stopping?

That is not something we state or certify. Your specification sets the requirement, and we fit a product whose tested details meet it, recording the locations and products.

Is it OK to seal over old sealant?

No. We remove every bit of old sealant first.

How we quote for fire rated sealant

The quote reflects the job in front of us. We look at:

  • Any mould that needs treating
  • Any working-time requirements on site
  • How many areas need sealing
  • Access and height

Doing several joints on one visit is usually more efficient than separate visits. We’ll give you a clear price for the lot.

What to tell us for a quote

To make quoting easier, please include:

  • The address or postcode of the job
  • What’s wrong with the joints now
  • Photos by email, if that is easy
  • The rough size of the job

We don’t publish a price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To get started, ring 0345 464 0079 or drop us an email.

When it isn’t the sealant

Some problems need a builder, plumber or other trade rather than us:

  • Fire doors that need new seals, closers or hardware
  • Deciding what fire stopping a building needs
  • Certifying a building or signing off its fire safety

Not sure which it is? You can ring 0345 464 0079 or email us and we’ll tell you honestly before booking.

What we seal

  • Door frames
  • Pipe & cable gaps
  • Flats & HMOs
  • Service penetrations
  • Plasterboard & masonry
  • Linear gaps

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Leave it or put it right?

Leaving a gap until a refurbishment comes round can mean years with it open. On its own, sealing it now is a small job. Where a wall is exposed, as many are in small places like East Hagbourne, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part.
