How we handle fire rated sealant in Broxted

Until it’s heated, intumescent sealant behaves like an ordinary sealant; then it swells to help close the gap. Which product suits a gap depends on its width, the materials either side and what runs through it, so we follow the tested detail for each one. We work on pipe & cable gaps, plasterboard & masonry and flats & HMOs, and common reasons people get in touch are fire stopping disturbed by later work and unsealed gaps where pipes and cables go through a wall.

Work in a small place like Broxted is planned ahead, journey included, so the job can fit around bookings, guests or opening times where possible.

You’re covered for a year from the day we finish. If there’s a problem with it, please ring 0345 464 0079 or drop us an email.

Your questions about fire rated sealant in Broxted

Do you cover smaller places like Broxted?

Yes. Broxted is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you cover Broxted for fire rated sealant?

Yes. Our work covers London and the South East, and Broxted is part of that. Just call 0345 464 0079 or send us an email with a few details of the job.

What sealant do you use?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Will we have a record of what was sealed?

Yes. We record the locations we’ve sealed and the products used.

Do you seal gaps around fire door frames?

Yes. The joint between frame and wall is sealed with a fire-rated sealant. The door, its seals and closer are for a door specialist.

Do you offer different sealant colours?

Normally, yes. Sealants come in white, clear, grey and other colours, and we will agree it with you first.

Should I try DIY first?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs.

Can you work in occupied buildings?

Yes. We work in flats, HMOs, schools, offices and other commercial buildings, including occupied ones. We agree access and the order of work with you first.

Quotes for fire rated sealant in Broxted

There’s no set price list, because no two jobs are the same. What we look at:

  • The old material and how stubborn it is
  • When we can work, for business premises
  • Whether the work is at height
  • Which sealant suits the joint

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are unsure, phone 0345 464 0079 or drop us an email and we’ll give you an honest view and a quote.

Helping us quote

Photos help, but a description is a good start. Please mention:

  • The address or postcode of the job
  • Pictures of the joints, sent by email
  • If it’s domestic, commercial or a hotel
  • Access, such as stairs, a lift or height

There’s no standard price list, because every job is different. Instead, your job gets its own clear quote. To arrange one, ring 0345 464 0079 or email us.

Aftercare tips

Joint life depends on how it’s used and looked after. We suggest:

  • Allow for resealing whenever new services are run
  • Check risers, ceiling voids and cupboards during building checks
  • Never patch a fire seal with standard sealant
  • Don’t paint over fire sealant until it has cured

Tell other trades that the gaps have been sealed, and make sure anything they disturb is resealed with a suitable product. Later work is a common cause of damaged fire stopping.

An open gap isn’t only a fire issue: they also let noise, draughts and sometimes pests through. Sealing them early helps on every front.

Work for landlords, hotels and businesses

We work for landlords and agents as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements.

What fire rated sealant looks like in Broxted

Workplaces and the common parts of blocks of flats in England need a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, and gaps around services are often picked up there. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details.

For landlords with property near Stansted Airport station, any gap left by new services in shared walls should be closed with a fire-rated product. For buildings such as Church of St Mary the Virgin, gaps around pipes and cables are worth checking after any building work there.

When it is not the sealant

A few problems are outside what sealant work can do:

  • Sign-off of the building, which sits with building control or your assessor
  • Large holes that need a different fire-stopping system
  • Fire risk assessments, which need a qualified assessor

Not sure which it is? You can ring 0345 464 0079 or email us and we’ll tell you honestly.

Where we work in Broxted

  • Pipe & cable gaps
  • Flats & HMOs
  • Linear gaps
  • Service penetrations
  • Plasterboard & masonry
  • Door frames

Leave it or put it right?

An unsealed gap lets smoke and fire get round a wall that was built to hold them back. A proper seal lets the wall do its job again, and the sealing itself is often a contained piece of work. Older cottages and farmhouses around Broxted can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

What happens on the day

We bring everything the job needs with us, so there’s nothing for you to buy. After a quick look at the joints together, we protect the area and start. Most jobs take from a few hours to a few days, depending on the number of gaps and the access. Somewhere as small as Broxted, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. Before starting, we go through the specification or action list with you.
  2. We measure every gap and note what it’s in and what passes through.
  3. Any non-fire-rated filler is removed.
  4. The specified fire-rated sealant goes in over any backing its detail requires.
  5. Every location is recorded with the product used for your files.

How to prepare

  • Mention if the joints have been sealed before
  • Clear the area around the work

Advice

Can I do it myself?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
