How we handle fire rated sealant in Breeds

Fire stopping only performs as intended if it’s done to the detail: correct depth, correct backing and a product suited to the surfaces. That is the part we focus on, gap by gap. We are often asked to deal with cracked or shrunken fire-rated sealant and new service routes left unsealed after building work, across linear gaps, plasterboard & masonry and flats & HMOs.

If you have holiday lets, a converted barn used for business or a community building near Breeds, the washrooms, kitchens and any fire-rated joints need the same care as a big site.

All of our work is guaranteed for twelve months.

The process

There is not much for you to do on the day. Point us to the joints and we’ll get on with it. The job generally takes anything from a few hours to several days, depending on how many gaps there are from start to finish. Somewhere as small as Breeds, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
  2. Each gap is measured and its substrate and service noted.
  3. Any non-fire-rated filler is removed.
  4. The specified fire-rated sealant goes in over any backing its detail requires.
  5. We hand over a list of locations and products for your records.

How to prepare

  • Let us know about earlier repairs to the joints

What we are called out for in Breeds

Buildings are refitted and reconfigured over the years. A house turned into flats or an HMO, or an office split into smaller units, brings new walls, new service routes and new gaps.

Keep an eye out for these signs:

  • Old fire sealant that has split or come away
  • Linear gaps at the head of walls
  • Unsealed gaps where pipes and cables go through a wall
  • Gaps left after a refit or conversion

Community buildings like Church of SS Mary and Laurence are part of the picture too: older buildings that have had new heating or wiring often have service gaps worth checking.

Common questions in Breeds

Is Breeds within the area you cover?

Yes, we do. We work across London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

I let a flat near Beaulieu Park station. Can you help?

Yes, we work for letting agents and landlords. Just phone 0345 464 0079 or drop us an email and tell us about the property, and we’ll give you a clear quote.

Do I need to be at home?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

Can you seal over the old sealant?

No, and we never do. It can look neat for a few weeks, but the new layer lifts away from the old one. The old sealant has to come out completely.

Is the work guaranteed?

Yes. Every job comes with a 12-month guarantee.

Should I try DIY first?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.

Do the sealants smell?

That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.

What information do you need?

Only a few details: where it is, what you’ve noticed and how we reach it. After that, simply phone 0345 464 0079 or send us an email.

Fire rated sealant around Breeds

In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, and gaps around services are often picked up there. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details.

If you look after a building such as Chelmer Valley High School, gaps opened by contractors for new cabling are a common finding in schools and offices. For landlords with property near Beaulieu Park station, any gap left by new services in shared walls should be closed with a fire-rated product.

How the job changes by surface

Plasterboard walls

Many fire-resisting walls in flats, offices and conversions are plasterboard. The sealant has to be one tested in plasterboard.

Flats and HMOs

In flats and HMOs, the walls and floors between homes and common areas need sealing where services pass through. We seal the gaps your assessor has identified room by room.

Keeping the joints in good condition

Looking after new joints is easy:

  • Include fire stopping when you schedule refits
  • Tell trades working in the building that fire seals must be put back
  • Look in service cupboards and ceiling voids from time to time
  • Report cracked or damaged seals as soon as you notice them

File the record of locations and products with your fire safety paperwork. It saves time at the next inspection or assessment.

A flagged gap shouldn’t wait for the next assessment. Have it sealed, then keep the record.

For landlords and businesses

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

If you manage several properties in or around Breeds, jobs at different addresses can go on one quote. Send us the addresses and the work at each, and pictures by email help.

When it is not the sealant

We’d rather tell you now than do work that won’t last, so these are the limits:

  • Problems with the door itself rather than the gap around the frame
  • Assessing a building’s fire safety
  • Certifying a building or signing off its fire safety

If you’re not sure, just phone 0345 464 0079 or send us an email and we’ll give you a straight answer before booking.

Why act early in Breeds

An open gap in a fire-resisting wall is a route for smoke and fire. Sealing it properly restores what the wall was there to do, and the work involved is often modest. Around Breeds, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.
