Fire rated sealant near Auchinloch

Fire rated sealant in Auchinloch

Intumescent sealant looks much like any other sealant until it gets hot; in a fire it expands into the joint. The right product depends on the gap size, the substrate and what passes through, so we work to the manufacturer’s details. If you are dealing with gaps where walls meet ceilings or slabs and open gaps behind door architraves, we can put it right, whatever the surface.

If you look after holiday lets, a guest house or a community building in or near Auchinloch, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.

Big or small, it’s backed by our 12-month guarantee.

Questions from Auchinloch

Do Scottish building rules affect fire-rated sealant work in Auchinloch?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We do not certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

Do you cover smaller places like Auchinloch?

Yes. Auchinloch is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do I have to be there?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

Are you fully insured?

Yes. We are fully insured for every job we do.

Do the sealants smell?

Some sealants have a smell while they cure, but it fades. Opening a window helps.

What should I tell you?

Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply drop us a line at info@mrmastic.co.uk.

Can new sealant go over the old?

No. New silicone won’t bond to old silicone, and anything trapped underneath, including mould and water, stays there. We remove it all first.

Do you carry out fire risk assessments?

No. Your fire risk assessor, designer or building control decides that. Our job is applying the sealant to their specification.

Fire rated sealant around Auchinloch

Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. We install fire-rated sealant to the product’s tested details; we do not certify buildings or carry out fire risk assessments.

Community buildings like Lenzie Old Parish Church are part of the picture too: gaps around pipes and cables are worth checking after any building work there. Letting a property close to Lenzie station? Then new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant. Schools such as Chryston High School are buildings too, and service openings in fire-resisting walls need checking after any refurbishment.

Why deal with it now?

Fire-rated sealants are less forgiving than ordinary ones. How it’s installed changes how it performs, and we work to the product details every time. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you’re unsure, email us at info@mrmastic.co.uk for an honest opinion and a quote.

How it works

All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. After a quick look at the joints together, we protect the area and start. Most jobs take anything from a few hours to several days, depending on how many gaps there are. Somewhere like Auchinloch may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We start with the survey or action list, checking the size and surfaces of every gap.
  2. Anything that is not fit for the job comes out, and the gap is cleaned.
  3. Backing or fill is fitted where the product’s tested detail calls for it.
  4. The sealant goes in to the depth its detail sets, then it’s tooled off.
  5. Locations and products are noted so you have them on file.

Before we arrive

  • For indoor joints, keep the area dry beforehand if you can
  • Mention any tricky access
  • Mention any leaks or damp you’ve noticed

Landlord and commercial work in Auchinloch

For anyone letting property in or around Auchinloch, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs, and pictures by email help.

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.

Different surfaces, different methods

Flats and HMOs

Conversions normally leave a mix of old and new service holes. The gaps on your list are sealed with a fire-rated product and the locations noted.

Plasterboard walls

In plasterboard walls, the condition of the board edge matters. Crumbling edges are cleaned back before the sealant goes in.

What sealant work cannot fix

Some problems need a builder, plumber or other trade rather than us:

  • Certifying a building or signing off its fire safety
  • Fire doors that need new seals, closers or hardware
  • Construction that doesn’t provide fire resistance on its own

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

DIY sealant or a professional job?

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

How to look after the new joints

Looking after new joints is easy:

  • Look in service cupboards and ceiling voids from time to time
  • Don’t fill fire-stopping gaps with ordinary foam or silicone
  • Ask which product was used before you paint
  • Keep pictures of seals that will be hidden

Look at the sealed gaps as part of your routine walk-rounds. Watch for cracking, gaps or seals that have been disturbed and have them put right.

An open gap is not only a fire issue: noise, draughts and even pests can come through too. Dealing with them early helps with all of these.
