Outside joints around Waterford

Historic houses like Digswell House (about 4.7 miles west) are a reminder that the area around Waterford has older buildings as well as new. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material. Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

If you live in an older home near Church of St Michael and All Angels, the joints between older walls, newer extensions and the roofline need a sealant that can move. Managing a site like Bengeo Primary School? Then larger buildings have long runs of movement joint that eventually need resealing.

About our external mastic in Waterford

We are ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Some surfaces need a primer before sealing and we use one wherever it does. We work on copings & trims, render & cladding joints and concrete & block, and the jobs we see most are joints pointed up with cement by mistake and joints where the bead has come unstuck.

Around Waterford, older buildings can be stone, brick or timber-framed, many with extensions added later. The joints where those materials meet are the weak points.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

The process

You don’t need to clear the whole room or building, just the space around the work. We protect the rest, and the job takes anything from a few hours to several days, depending on the building for a typical job. In a small place like Waterford, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We inspect the joints and agree which need resealing and how they’ll be reached.
  2. The old mastic and anything lodged in the joint is removed.
  3. We clean both faces of the joint and prime them where the product calls for it.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

Preparing for the visit

Advice

What happens if it’s left?

Sealing over the top of old mastic doesn’t hold for long. New sealant does not bond well to old, weathered sealant, so the old joint is cut out fully first. Where a wall is exposed, as many are in small places like Waterford, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

What the job involves on each surface

Copings and trims

Metal and stone copings both move with temperature, so a flexible sealant suits them best.

Concrete and blockwork

Blockwork and concrete shrink over time and move with the seasons. We reseal their joints with backing rod and a flexible product.

DIY sealant or a professional job?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

How we quote for external mastic

Jobs vary more than people expect. What affects the quote:

  • The number and length of the joints
  • The number of rooms or windows
  • Whether there’s mould to deal with
  • Whether old sealant or filler has to be cut out

The cost depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before we start, so you know where you stand.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • How many joints, rooms or windows are involved
  • If it’s domestic, commercial or a hotel
  • Pictures of the joints, sent by email
  • What’s wrong with the joints now

Getting a quote is simple: let us know the job and the location and its rough size. Photos by email help us understand the job, and we’ll take it from there.

Questions from Waterford

Do you work for landlords with property near Hertford North station?

Yes. We work for letting agents and landlords as well as householders, and several properties can go on one quote. You can call 0345 464 0079 or email us with the details for a clear quote.

Is Waterford within the area you cover?

Yes, Waterford is covered. We work across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Is it OK to fill a movement joint with cement?

No, not if it’s a movement joint. Filling it with mortar defeats its purpose and can lead to cracking. We will reseal it with a flexible sealant.

Do you seal joints where cladding meets other materials?

Yes. Materials like render, brick, metal and uPVC all move differently, so a flexible sealant is needed where they meet. The sealant is matched to both sides.

Do you hold any approvals?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Will you leave a mess?

No. We work neatly, protect the area around the joints and tidy up afterwards.

How much does external mastic cost in Waterford?

Every job is different, so each one gets its own quote. To get one, phone 0345 464 0079 or drop us an email with a short description of the job.

Do you guarantee your work?

Yes. Each job is guaranteed for twelve months.

What we’re called out for in Waterford

Sunlight, wet weather and frost wear exterior sealant down. In time it goes hard, crazes on the surface and stops stretching, so the next time the wall moves, it splits or pulls away.

It’s worth asking for a quote if you see:

  • Movement joints filled with mortar instead of sealant
  • Leaking joints around cladding and façade panels
  • Rain getting behind render or cladding at a joint
  • Failed seals between different materials

For landlords with property near Hertford North station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.

Questions to ask before booking

  • What happens if they find a problem under the old sealant
  • Who turns up on the day
  • Is VAT in the price?
  • How long to leave it before use

10 questions to ask before you book

When it is not the sealant

Before you book, it’s worth knowing the limits too:

  • Structural movement, which needs a surveyor or engineer
  • Damp that isn’t coming from the joint
  • Cracks in the bricks or render themselves, away from the joints

Not sure which it is? You can call 0345 464 0079 or drop us an email and we’ll tell you honestly.
