External Mastic in Roe End
Our applicators work in Roe End on sealing brickwork movement joints, render, cladding and façade joints. Old sealant removed completely, joints prepared properly.
- Old sealant gone brittle and cracked
- Sealant pulling away from one side of the joint
- Water getting into walls through failed joints
External mastic for homes and businesses in Roe End
Failed sealant is cut out, the depth set with closed-cell backing rod, and the joint resealed with a low-modulus sealant made for outside. The colour is chosen to suit the brick or render so the joint doesn’t stand out. If you have hard, crazed mastic that has stopped moving and failed seals between different materials, we can put it right.
Somewhere as small as Roe End, homes and farm buildings often face open ground, where walls and rooflines take the weather head on. Gutter joints and wall joints there need a sealant that can flex and stay put.
Big or small, it’s backed by our 12-month guarantee.

What affects the cost of external mastic
Jobs vary more than people expect. The main factors:
- The size of the job
- Mould in or behind the old joints
- The type of sealant required
- Any working-time requirements on site
We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.

Roe End: your questions answered
Is Roe End in your area for external mastic?
Yes, Roe End is within the area we cover. We work across London and the South East. You can phone 0345 464 0079 or send us an email and tell us what needs doing, and we will give you a clear quote.
Do you cover smaller places like Roe End?
Yes, we do. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Do you seal joints where cladding meets other materials?
Yes. Materials like render, brick, metal and uPVC all move differently, so the joint between them must be flexible. We choose one that suits both surfaces.
Is it worth trying it myself?
You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.
How long does the job take?
Most jobs take a few hours to a few days, depending on the length of joint and the access. We’ll confirm how long when we quote.
What sealant do you use?
Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.
Do you work at height?
Each building is different. Tell us the height, the number of joints and what’s below them and we’ll confirm how they can be reached safely.
Do you guarantee your work?
Yes. All our work carries a 12-month guarantee.
The process
There’s no need to move everything out, just the space around the work. We protect the rest, and the job takes a few hours to a few days, depending on the length of joint and the access in most cases. In a small place like Roe End, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We start by walking round the building and agreeing the joints and the access.
- We cut out the old mastic and rake out anything in the joint.
- The faces are brushed clean and primed where the product requires it.
- Backing rod sized to the joint goes in to set the depth.
- We apply the sealant, tool it and check the whole run.
Before we arrive
- Let us know about stairs, lifts or work at height
- Tell us if parking is tricky
- Plan for the work area to be out of bounds to pets and children

How to look after the new joints
So the new joints stay in good condition:
- Get split or bare joints resealed while the damage is small
- Check external joints each spring
- Keep water from gutters off the wall
- Never let anyone fill a movement joint with mortar
Give the sealant the cure time we tell you before anything rubs against it. The surface skins over quickly, but full cure takes longer.
If you can see gaps, plants or bare sections in a joint, have it checked. Earlier resealing means a smaller job and a better result.
Common problems we fix in Roe End
If plants are growing out of a joint, the sealant has generally failed or was never there. Dirt and roots then trap moisture in the joint and speed up the damage.
Keep an eye out for these signs:
- Old sealant gone brittle and cracked
- Weeds or debris growing in open joints
- Panel joints letting water in
- Joints with sealant missing in places
For site and facilities teams at buildings such as Markyate Village School and Nursery, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.
Comparing quotes
- When the joint can take water or movement
- Whether you can choose the colour
- Whether VAT is included
- Whether the sealant suits the joint

Joints between dissimilar materials
Joints where frames, sills or panels meet the wall are common leak points. The old joint is removed and a sealant that bonds to both sides goes in.
Render joints
The face of render can be soft, so a low-modulus sealant is kinder to the joint edges. We prime where the product needs it.
What sealant work can’t fix
To be straight with you, some problems need a different trade:
- Damp from another source, such as a leaking gutter or a bridged damp-proof course
- Cracked brickwork or render that needs a builder or plasterer
- Render that’s blown, hollow or coming away
If in doubt, phone 0345 464 0079 or drop us an email and we’ll say what we think before booking.

External mastic in Roe End: local notes
Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
For landlords with property near Luton station, failed wall and movement joints let damp in, so they’re worth checking between tenancies. For an older house near a landmark such as Markyate Methodist Church, the joints between older walls, newer extensions and the roofline need a sealant that can move.
