External mastic in Lambourn Woodlands

Joints in render and cladding are easy to overlook until a damp patch appears. We inspect them, agree which need doing and reseal with a weatherproof, flexible sealant in a matching colour. We work on copings & trims, façade panels and brickwork movement joints, and common reasons people get in touch are joints with sealant missing in places and leaking joints around cladding and façade panels.

Outside joints can only be sealed when they’re dry, so work in Lambourn Woodlands is booked around the forecast. Let us know about access to every wall, plus any garages or outbuildings.

Your job is guaranteed for a year, as with all our work.

What sealant work cannot fix

A few problems are outside what sealant work can do:

  • Structural movement, which needs a surveyor or engineer
  • Failed render or damaged cladding panels
  • Cracks in the bricks or render themselves, away from the joints

If in doubt, ring 0345 464 0079 or drop us an email and we will say what we think.

DIY sealant or a professional job?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Your questions about external mastic in Lambourn Woodlands

Is Lambourn Woodlands in your area for external mastic?

Yes, Lambourn Woodlands is within the area we cover. We work across London and the South East. Just call 0345 464 0079 or email us with a few details of the job.

I let a flat near Hungerford station. Can you help?

Yes, rental work is part of what we do. You can ring 0345 464 0079 or email us with the address and a few details, and we’ll give you a fixed price before work begins.

How much does external mastic cost in Lambourn Woodlands?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

Where is Mr Mastic based?

We’re based in Crawley, and we work across South East England, London and Scotland.

What should I tell you?

A short description and the location, with photos by email if possible. If we need more, we will ask.

Can you seal joints between two different materials?

Yes. Joints between dissimilar materials are a big part of external work. The sealant is chosen to bond to both sides.

Do I need to be at home?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

Do you use backing rod?

Backing rod controls the sealant depth and keeps it off the back of the joint. Then the sealant bonds to two faces and can move.

Walls and rooflines in Lambourn Woodlands

Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. With historic houses such as Ashdown House (about 4.6 miles north-west) nearby, there’s older building stock in the area around Lambourn Woodlands as well as newer homes. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth.

Homes close to St Mary's Church include some older properties, and older walls, gutters and the joints where extensions meet them need a flexible sealant.

Work for landlords, hotels and businesses

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

Aftercare tips

To keep the joints looking good and working properly:

  • Clear growth from the base of walls and joints
  • Fix overflowing gutters above sealed joints
  • Walk round the building once a year and look at the joints
  • Have failed joints looked at early

Only paint over the joint if we have confirmed the sealant can take paint. Paint can crack on a flexible joint, and paint can crack as the joint moves.

Once a joint can’t move, the wall finds another way, often as cracks near the joint. Resealing it early helps prevent that.

Do you need external mastic in Lambourn Woodlands?

Some movement joints have been pointed up with mortar by mistake. The joint can’t move, so the wall cracks somewhere else instead.

Most people get in touch after spotting something like this:

  • Failed sealant between panels on a façade
  • Rigid filler in a joint that should flex
  • Plants rooting in failed movement joints
  • Joints where the bead has come unstuck

If you let a flat or house near Hungerford station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.

Before booking anyone

  • Are they insured?
  • Which colour the sealant will be
  • How the surfaces are prepared before sealing
  • How long to leave it before use

Our hiring checklist

What happens on the day

We bring everything the job needs with us. Once we have agreed what’s being done, the area is protected and the work begins. It normally takes a few hours to a few days, depending on the length of joint and the access. For a village or hamlet like Lambourn Woodlands, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. We start by checking each joint, agreeing the ones to redo and how we will reach them.
  2. Old sealant and any debris are cut and raked out.
  3. We clean both faces of the joint and prime them where the product calls for it.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

Before we arrive

  • Mention any leaks or damp you’ve noticed
  • Tell us about access, such as stairs, a lift or high-level joints
  • Move anything stored near the joints

What the job involves on each surface

Copings and trims

A failed coping joint lets water into the top of the wall. Resealing them is a small job that protects a lot.

Brickwork movement joints

Brick moves with heat and moisture, and grows a little over time. That movement goes into the joint, so the sealant in it must stay soft and stretchy.
