About our external mastic in Hailey
Many failed façade joints only get noticed once there’s a stain or a damp patch inside. We look over the joints, agree the ones to renew and reseal with a flexible, weatherproof product. We work on copings & trims, façade panels and joints between brick and frames, and people most often call us about movement joints filled with mortar instead of sealant and damp patches traced to an open external joint.
Somewhere as small as Hailey, homes and farm buildings often face open ground, so walls and rooflines take the full force of wind and rain. Joints on those walls need a sealant that moves with the building and stays in place.
The work is covered for a year after we finish. If anything is not right with it, phone 0345 464 0079 or send us an email.

The process
Good joint work is mostly preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours to a few days, depending on the length of joint and the access. Somewhere as small as Hailey, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- First we look over the joints with you, agree which to renew and talk through access.
- We cut out the failed sealant and rake out any dirt or growth.
- We clean both faces of the joint and prime them where the product calls for it.
- Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
- We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.
Getting ready for the visit
- Mention any sign-in or site rules at work premises
- Tell us about any previous sealing or DIY attempts
- Try not to wet indoor joints just before the visit

How to look after the new joints
Good habits help new joints last longer. Our tips:
- Tell anyone working on the walls about the movement joints
- Keep water from gutters off the wall
- Act on the first splits you see
- Walk round the building once a year and look at the joints
Don’t paint over the new sealant unless we’ve said the product is paintable. Many exterior sealants aren’t designed to be painted, and paint can crack as the joint moves.
If you can see gaps, plants or bare sections in a joint, have it checked. Early work is quicker and leaves a better finish.

Hailey: your questions answered
Can you help a landlord with a rental near St Margarets (Herts) station?
Yes, rental work is part of what we do. Just phone 0345 464 0079 or email us and tell us about the property, and we’ll give you a clear price.
Do you cover smaller places like Hailey?
Yes, we do. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.
Will you leave a mess?
No. The area is protected while we work and cleaned up afterwards.
Are you an approved applicator?
Yes. We hold ARBOMaster approved applicator status.
Do I need to be at home?
That depends on where the joints are. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.
Is it worth trying it myself?
It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
What’s an expansion joint in brickwork?
Walls move with heat, cold and moisture, and planned joints take up that movement. The gap is sealed with a flexible sealant over backing rod.
Can I add another job to the visit?
Yes, we can. More than one area can be quoted together.
How the job changes by surface
Concrete and blockwork
Concrete and block walls shrink as they dry and move with temperature. We reseal their joints with backing rod and a flexible product.
Cladding and façade panels
Metal and composite panels move a lot with temperature, so the joint sealant has to cope with frequent movement. The sealant is chosen with that in mind.
Should I try it myself first?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
When something else is needed
We’d rather tell you now than do work that won’t last, so here’s what sealant cannot put right:
- Structural movement, which needs a surveyor or engineer
- Walls that need new movement joints cut into them
- Damp from another source, such as a leaking gutter or a bridged damp-proof course
If you are not sure, just ring 0345 464 0079 or email us and we will give you a straight answer.

Why act early in Hailey
Sealing over the top of old mastic does not hold for long. The new layer can’t bond properly to old, weathered material, so we always take the old sealant out. Around Hailey, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.
Doing several joints on one visit normally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We’ll give you a clear price for the lot.
Why book with us
- Approved under the ARBOMaster scheme
- Homes, businesses and hotels
- Anti-fungal sanitary silicone in wet areas
- One-year guarantee on every job
Hailey buildings and the weather
London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
In the older streets around Church of the Holy Trinity, the joints between older walls, newer extensions and the roofline need a sealant that can move. Schools such as Roselands Primary School are buildings too, and larger buildings have long runs of movement joint that eventually need resealing. For landlords with property near St Margarets (Herts) station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.

What affects the cost of external mastic
The quote reflects the job in front of us. We take into account:
- Whether the work is at height
- The number and length of the joints
- How much old sealant there is and how hard it is to remove
- Any working-time requirements on site
A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.
