About our external mastic in Eddington
As ARBOMaster approved applicators, we choose exterior sealants to suit the joint and the surfaces. Some surfaces need a primer before sealing, and we do not skip that step. If you are dealing with movement joints filled with mortar instead of sealant and water getting into walls through failed joints, we can put it right, whatever the surface.
In a smaller place like Eddington, some homes face open ground, so exposed walls and rooflines take more wind-driven rain. Joints on those sides are normally the first to go.
Whatever the size of the job, you get the same 12-month guarantee.

FAQs for Eddington
Is external mastic in a coastal place like Eddington any different?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.
Do you cover smaller places like Eddington?
Yes, we do. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
How long should I leave it?
Different products cure at different speeds, so please follow the time we give you.
What is a movement joint?
Most straight vertical gaps in brickwork are movement joints. It lets the bricks expand without cracking, and it should be sealed with a flexible sealant.
Is the work guaranteed?
Yes, for a year. If anything isn’t right with the work within the year, let us know and we’ll sort it.
Do you work for letting agents?
Yes. As well as householders, we work for landlords, agents, businesses and hotels across Kent.
Where do you work from?
We’re a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.
Will the new joint stand out?
There’s a good range of exterior colours, including greys, browns, whites and stone tones. We choose the closest to your brick or render so the joint doesn’t draw the eye.
What happens on the day
All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we have agreed what’s being done, the area is protected and the work begins. It normally takes a few hours for a handful of joints, longer for a whole elevation. Parking around Eddington is usually easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.
- We start by walking round the building and agreeing the joints and the access.
- Every bit of old sealant and any mortar or debris is cut out.
- The faces are brushed clean and primed where the product requires it.
- We fit closed-cell backing rod to control the depth.
- We apply the sealant, tool it and check the whole run.
Preparing for the visit
- Keep children and pets away from the work area
- Tell us about access, such as stairs, a lift or high-level joints
- Try not to wet indoor joints just before the visit

Can I do it myself?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

What external mastic looks like in Eddington
Eddington is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
For landlords with property near Herne Bay station, split movement joints are easy to miss on a rental until damp shows inside. For site and facilities teams at buildings such as Herne Bay High School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

What sealant work can’t fix
We will always be straight with you, so here’s what new sealant will not do:
- Cracking across the wall rather than at a joint
- Render that’s blown, hollow or coming away
- Cutting new joints into brickwork, which is building work rather than sealant work
If in doubt, call 0345 464 0079 or drop us an email and we’ll say what we think.
Surfaces we seal
- Render & cladding joints
- Concrete & block
- Brickwork movement joints
- Joints between brick and frames
- Copings & trims
- Façade panels
Do you need external mastic in Eddington?
Using the wrong sealant is another common reason. A stiff, general-purpose sealant cannot cope with a joint that moves a lot, and it tears off the sides.
Most people get in touch after spotting something like this:
- Damp patches traced to an open external joint
- Leaking joints around cladding and façade panels
- Rigid filler in a joint that should flex
- Joints where the bead has come unstuck
In the older streets around Church of St Martin, an extension built onto an older house moves differently, and the joint between them takes the strain.

How to look after the new joints
Good habits help new joints last longer. A few tips:
- Check external joints each spring
- Show decorators and builders where the movement joints are
- Keep soil, plants and ivy away from the joints
- Fix overflowing gutters above sealed joints
Give the sealant the cure time we tell you before anything rubs against it. The surface skins over quickly, but full cure takes longer.
Act while the splits are small. At that stage it’s a simple cut out and reseal with no damage behind it to deal with.
What the job involves on each surface
Joints between dissimilar materials
Different materials may need different primers. Both surfaces are cleaned and primed as the product requires.
Cladding and façade panels
Cladding and façade panels are normally separated by sealed joints. Each joint gets a sealant that suits the panel and its movement.
Leave it or put it right?
Done well, a resealed joint is a neat, straight line that suits the wall. A rushed bead with no backing looks untidy and doesn’t last. In an older home around Eddington, damp from a failed joint can get into timber and plaster, and that’s a much bigger job than renewing the sealant.
We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please ring 0345 464 0079 or send us an email and we’ll talk you through it.
