When it isn’t the sealant

Some problems need a builder, plumber or other trade rather than us:

  • Render that is blown, hollow or coming away
  • Subsidence or other structural problems
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course

Not sure which it is? You can phone 0345 464 0079 or send us an email and we’ll tell you honestly before booking.

External mastic in Bluetown

Many failed façade joints only get noticed once there’s a stain or a damp patch inside. We inspect them, agree which need doing and reseal with a weatherproof, flexible sealant in a matching colour. We work on render & cladding joints, copings & trims and façade panels, and the jobs we see most are sealant that has lost its bond to the brick or render and failed seals between different materials.

Somewhere as small as Bluetown, homes and farm buildings often face open ground, so walls and rooflines take the full force of wind and rain. Gutter joints and wall joints there need a sealant that can flex and stay put.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

Call for a quick quote. The main things that affect it are:

  • The number of rooms or windows
  • Access and height
  • The product the joint needs
  • The size of the job

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

What to tell us for a quote

When you contact us, it’s useful to know:

  • What’s wrong with the joints now
  • The rough size of the job
  • Any access issues, like height or stairs
  • Whether it has been sealed before

Asking for a quote is easy: let us know the job and the location and its rough size. A few photos by email make the job easier to understand, and we will take it from there.

FAQs for Bluetown

Can you do external mastic in Bluetown?

Yes, Bluetown is within the area we cover. We work across London and the South East. Just call 0345 464 0079 or send us an email with a few details of the job, and we will give you a clear price.

Do you cover smaller places like Bluetown?

Yes, Bluetown is covered. Our work covers London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

Do you work at height?

That depends on how high the joints are and the ground below. Ground-floor joints are simple; for higher work, tell us about the building and we’ll confirm what’s needed.

How much does external mastic cost in Bluetown?

We don’t publish prices, because the cost depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

Why do you put foam in the joint first?

Backing rod goes into deeper joints as a matter of course. It controls the depth and stops the sealant bonding to the back so the bead can stretch.

Is it messy?

Very little: the area around the joints is protected first, and we tidy up before we go.

How often do external joints need resealing?

It varies from wall to wall: joints on exposed walls or with a lot of movement age sooner. A yearly look will tell you when they need doing. Every job carries our 12-month guarantee.

Will the old sealant be removed?

Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.

How the job changes by surface

Brickwork movement joints

Clay brickwork grows slightly over its life and moves with the weather. The movement joint takes that up, so the sealant in it must stay soft and stretchy.

Joints between dissimilar materials

Wherever two materials meet, they move differently. We seal the joint with a flexible exterior sealant so the movement is taken up.

Leave it or put it right?

Resealing a run of joints in one go is generally better than patching one at a time. They’ve weathered the same way. Where a wall is exposed, as many are in small places like Bluetown, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

What it costs depends on the size of the job, how much old material has to come out and access to the work. We give a clear quote before we start, so you know where you stand.

What you get with us

  • Arbo and Everbuild products
  • Colour picked to suit the job

Landlord and commercial work in Bluetown

We also work for property managers and facilities teams in Bluetown and across Kent. We can quote a run of properties together.

Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

The process

When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours to a few days, depending on the length of joint and the access. In a small place like Bluetown, access is usually the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We start by checking each joint, agreeing the ones to redo and how we will reach them.
  2. The old mastic and anything lodged in the joint is removed.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Keeping the joints in good condition

How long the joints last depends on use and care. We suggest:

  • Leave the joints unpainted unless we’ve said otherwise
  • Avoid pressure-washing directly into sealant joints
  • Clear growth from the base of walls and joints
  • Look over the joints every year, ideally after winter

Give the sealant the cure time we tell you before anything rubs against it. The surface skins over quickly, but full cure takes longer.

A joint that has stopped moving pushes the movement elsewhere, normally as cracking in the brickwork or render nearby. Resealing it early helps prevent that.

Bluetown buildings and the weather

With historic houses such as Belmont House and Gardens (about 4.4 miles east) nearby, there’s older building stock in the area around Bluetown as well as newer homes. Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material. The South East is one of the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

Rented homes near Sittingbourne station change hands often, and outside joints that have cracked can let damp into a rental, so check them between lets. If you look after a building such as Milstead and Frinsted Church of England Primary School, larger buildings have long runs of movement joint that eventually need resealing. For an older house near a landmark such as Church of St Catherine, older walls, gutters and the joints where extensions meet them need a flexible sealant.
